Although we enjoyed Panguitch Lake and the proximity of the cabin to the lake; the 8 of us that stayed there felt the cabin fell short of the listing. The condition of the cabin did not live up to the description or pictures for the money we paid. We were disappointed in the lack of cleanliness, the stains all over the carpeted rooms and the smell of pet urine - especially when it rained - it was almost unbearable to hang out in the game room. I understand that accidents sometimes happen, but they charge a pet fee as well as a cleaning fee. We had young adults that were pretty excited about the game room. We were disappointed to find that the pool cues were missing tips. The dart board didn't function or have a full set of darts. The arcade game on the patio didn't work. Again, all of which were in the listing when we booked it.Everything was dirty. The floors, the windows, the mudroom, the countertops, the toilets, mouse droppings in the decor in the bathroom, the ovens and even dishes I pulled out of the cabinets still had food on them. The refrigerators were not wiped out and drawers in the main floor fridge were difficult to operate. The bottom dishwasher rack did not roll in and out properly so you had to lift it onto the guides once you had it loaded. The stove, was clicking like trying to ignite constantly if we used more than 2 burners at a time. The space underneath the range fan was totally full of food and grease. This seems like it would also attract critters. I have to add that we have been renting cabins for the last 12 years around Panguitch Lake. We are familiar with the area and fully realize it is in the Dixie National Forrest. Every cabin we have stayed in has had mice. We expect that. However, this cabin has a few larger animals that we believe are living in between the 1st and 2nd floors. They are larger than mice and kept the first floor occupants up at night. The phone is broken in the living room. It beeps constantly, but you can not functionally answer it when it rings or get a dial tone to call out. The top floor shower head was broken. We mentioned this to property mngr on our way to the lake since the phone didn't work. Owner has been traveling, offered to refund cleaning fee and a phone call when he returns. He expressed that he wishes we would have contacted the mngr about these issues. It would have been something every day. This was our vacation. I wish that the property had been rental ready when we arrived.
