- EuropAssistance insurance to cover penalties in the event of cancellation of the stay = In addition to objectively documentable and unpredictable health or work reasons at the time of booking, you can cancel and be reimbursed in case of reasons related to: Covid-19 infections, epidemics and pandemics that directly affect you, your travel companion or family member; terrorist attack that hit the place of stay.
- Stay cancellation guarantee for Lockdown = In the event that you have to cancel your stay due to lockdowns issued by governments in the 30 days prior to check-in due to the evolution of the Covid-19 pandemic: national lockdown Italy; local lockdown in Italy concerning the area in which the booked villa is located ("red" area or impossible to reach due to official restrictions on free circulation); national lockdown of your country of residence; local lockdown in Italy in the Municipality or in the area of residence.

Villa A Casa di Giovanni is set in the Lazio countryside on the border with Umbria and close to Tuscany, 20 km from Orvieto. The recent renovation has respected the architectural features of the original farmhouse, retaining the floors in terracotta and the ceilings with chestnut beams and exposed tiles. The rooms, furnished in classic country style, are bright and welcoming. The large kitchen with American fridge and XL electric oven, the living room with dining table, Smart TV and sofa are functional for enjoying a holiday with family and friends. The six, air-conditioned double bedrooms with ensuite bathrooms with shower and 30 cm-high ergonomic mattresses guarantee comfort and privacy. The location is perfect for those seeking privacy, relaxation and tranquillity but also for lovers of trekking, horse riding and fishing with various fully-equipped nature trails in the area. The geographical position allows guests to easily visit the most renowned cities of art and the most beautiful borghi of central Italy such as Orvieto, Saturnia, Pitigliano, Lake Bolsena, Todi, Montepulciano, Montalcino, Pienza as well as, just over an hour away, Siena and Rome. The town of Acquapendente, with all necessary shops and services, is 7 km from the villa. Villa A Casa di Giovanni is located within a farm estate, on the first floor of a two-storey farmhouse and is accessed via an external staircase of 15 steps with railing. On the ground floor are the rooms and storerooms of the farm for the exclusive use of the owner, no one lives on site and all the structures present are appurtenances of the farm.
Interior:
From the forecourt on the ground floor an external terracotta staircase with 15 steps and railing leads up to the first floor consisting of Villa A Casa di Giovanni (230 sqm). From the small terraced portico the main door leads into the living room with dining table, Smart TV and sofa. To the left of the living room, and connected to it, is the fully-equipped kitchen facing the guest bathroom with washing machine and the hallway which opens onto a double bedroom with divisible beds and ensuite bathroom with shower, and another double bedroom with ensuite bathroom with shower. To the right of the living room is a hallway leading to two double bedrooms with ensuite bathroom with shower, a double bedroom with ensuite bathroom with shower and pool view, and a double bedroom with divisible beds and ensuite bathroom with shower. All the bedrooms have air conditioning set by a geothermal system with independent control units (on/off). The fireplace and stove are ornamental. Park:
Villa A Casa di Giovanni is located within the family farm which extends over 100 hectares with arable land, olives and red fruits alternating with wooded areas and the picturesque Aquilonaccio waterfall. The park of the villa, un-fenced and with no gates, occupies 4,000 sqm of hilly countryside with oaks, cypresses, boxwood and mixed grass. The vegetation is typical of this Umbrian-Lazio area, characterised by arable land which in summer colours the surrounding landscape yellow and ochre. A 600 m-long dirt road, in good condition, leads to the 6-car covered parking area, equipped with an electric car recharging station. 20 m from the villa, 15 terracotta steps with a railing lead down to the reed-covered pergola (20 sqm) equipped with table, chairs and a brick-built barbecue. A small terraced portico (12 sqm) on the first floor, facing the main door of the villa, is furnished with table and chairs. Surrounding the villa, and on the ground floor, are the rooms and storerooms of the farm. The property is subject to external video surveillance. The farm has no livestock or stables but, as it is not fenced and has no electrified netting, it is possible to come across animals in the woods and countryside. In respect of the environment and in compliance with current regulations, the property is subject to door-to-door differentiated rubbish collection.
Please notice that photos are taken in spring, therefore flower blossoming, and the colours of the gardens' grass could be different at the moment of your arrival at the villa.
Swimming Pool:
The private swimming pool for the exclusive use of Villa A Casa di Giovanni is located in the northern part of the park on a terrace 20 m lower than the house. Always exposed to the sun, with a panoramic view of the surrounding hills with Monte Amiata and the Val d'Orcia in the background, it is not visible from the house except from bedroom no.5. It can be reached down 8 wooden steps with railing or across the lawn. Rectangular and measuring 4 x 12 m with a constant depth of 1.45 m, the pool is lined in light grey PVC and has chlorine purification, 4 steps for access to the water and lighting both inside the pool and in the lawn surrounding the solarium. The solarium, in porous terracotta with wooden slats and mixed grass, is equipped with sunbeds, umbrellas, armchairs and tables. There is also a solar shower. Open from the last Saturday in April to the first Saturday in October, the pool cannot be used at night.
