Old and worn out
Although the property looked really nice on the website, our arrival and stay were disappointing. The house is worn out, filthy, has a lot of broken items and needs a deep clean plus lots of minor repair. We had to buy new sheets as the old ones had stains in them. The kitchen is sticky, oven, pots and pans are greasy, dishwasher and vacuum cleaner are not working properly. Would not recommend this one to my friends and family. According to the owner the house is on the 6th green but there is no point where you can see people putting. Last, the house is close to a road crossing so there is traffic noise all day, although it slows down at night

Hi Caroline, I would like to address your comments. You messaged me on your first day about how disappointed you were about my property, so I offered to reimburse all of your money so you could find accommodation that met your needs. I asked for photographs via WhatsApp of your remarks about cleanliness (although when I asked for clarification you could only state a sticky condiment cupboard ) so I could rectify them if needed by asking the house keeper to attend, however you didn’t send any. If anything was broken or needed repairing I would have happily called maintenance if you had let me know, which you didn’t . The villa is 12 years old as specified on the site it is regularly maintained and new items purchased when worn or needed. The Villa is on the 6th green of Vale da Pinta as specified on Google earth not just by me. I am sorry you found the small road outside the golf course to be noisy, you are the first person to ever comment on it. Yours is the first negative review I have ever received in five years which is disappointing as I strive to provide a good experience for all my guests, as can be seen in all my other reviews. Perfect spot for (winter) golf escape
We had an amazing stay at Deborah's super nice and well equiped house in the middle of two super nice golf courses. We enjoyed the calm and relaxed atmosphere, the spacious outside area with the pitching and putting practice area, the barbecue spot and the very cozy open kitchen and living room for the evenings (in winter this is needed as it can get very cold during the nights and truly comfortable living rooms are rare). The house had everything we could have asked for, Deborah was super responsive and helpful. Especially the check-in and -out was super relaxed and well organized. Thank you for the amazing opportunity to spent quality time at your house, we will definitely come back!

5* Villa on all fronts
Everything about this accommodation was 5*… location, facilities on offer, quality of furniture/fittings, security, ambience… a real home from home. Communication with the owner pre booking and during our stay was outstanding. Would definitely recommend this villa to anyone giving it some consideration… you will not be disappointed.

Beautiful and relaxing
We had a wonderful stay, everything you could want for a holiday is provided. The property is in a great location for amenities, etc but we didn’t end up leaving the property much as the warm weather and the pool kept us busy! Deborah was very accommodating for both an early arrival and a late departure. We will definitely be back!

Best holiday ever
We had a fantastic holiday, the villa is amazing and has everything you need. The boys played golf on both courses and got a really good deal with a buggy. We didn’t have a car we just used Ubers a lot tried to drop us at the gate at the bottom and charged us more for bringing us round but my daughter disputed these and we got the extra back. Fell in love with Ferragudo and would recommend PortArade for food. Amazing host fantastic villa, would be hard to beat.

Great villa in a great location
Our group consisted of 2 adults and 2 older teens (17 & 18). Communication with Deborah was fantastic from the beginning. The information pack sent to us included all relevant info regarding the villa, the check-in process, instructions from the airport and everything about the local area (beaches, shopping, restaurants etc) The villa had everything that we needed. The pool and garden were perfect. We felt very safe in the golf resort with visible security. We played a round of golf, which was great. We couldn’t have asked for a better holiday, I would definitely recommend this villa!

Tolle Villa zum Golfspielen !!
Es war ein wunderbarer Kurzurlaub … und für uns das erste Mal auf einer Golfanlage - tolle kurze Wege zu 2-3 Golfplätzen. Die Villa war komplett eingerichtet … jedes Schlafzimmer mit Rolladen & Klimaanlage! Herrlicher Sonnenschein auf allen Plätzen im Garten. Pool auch für Kinder geeignet. Absolute Empfehlung für Golfer !!

Fabulous stay
What a wonderful villa! It honestly has everything you could think of. Very clean and comfortable. The balcony in the evening was lovely. Played both golf courses. The supermarket is 5 minutes drive, and the bakery department had delicious bread and cakes. Communication was excellent. The wi-fi is really good. Would highly recommend. Thank you.

A pristine home in a beautiful location
The property is wonderfully decorated in a beautiful location and loaded with all of the fixings to assure a fantastic getaway. From the lush garden, to the pool, to the putting station, upper deck, and more, you will not be disappointed. Deborah was extremely accommodating and available to answer any questions we had and the information binder included a plethora of recommendations that did not disappoint. We will be back!
Thoroughly enjoyed our weeks stay at Casa Larkin #252. The villa was immaculate and had everything we needed to relax in the sunshine. It was like a home from home. Deborah was helpful and quick to respond to messages. The photos really do not do the villa justice - it really is beautiful. Kitchen basics were supplied such as spices, condiments etc, lots of soap, dishwashing supplies and paper towels. Normally we end up having to buy salt/pepper etc so it was a nice surprise to see a cupboard of essentials. Thank you for everything.

Gorgeous villa
We had a fantastic week over October half term - the villa is lovely and really well equipped, including decent wi fi for the teenagers (🤣), a lovely garden, pool and bbq area, putting green and generally loads of space. Would 100% recommend for a family holiday. We know the area well and as usual enjoyed all that we did. Communication with Deborah was really efficient, speedy and friendly. Thanks again, Jane x

Excellent Villa - Fantastic Host
Spent October half term here with the family and had an excellent stay. The Villa is really well equipped with everything you need for your stay. Both inside and outside the Villa are fabulous with lots of space and a great little putting green to practice your short game. The Villa is in a great location, very near local amenities, the slide a splash water park and Carvoeiro where there are some excellent restaurants. All in all a fantastic find and I would highly recommend as a place to stay for anyone heading to the Algarve. Thanks Deborah for being a fantastic host too.

Großartiges Haus, wunderbare Gastgeberin
Das Haus ist wunderbar eingerichtet und man kann sich hier sofort zuhause fühlen; alles was man für einen kurzen oder längeren Aufenthalt benötigt ist vorhanden, die Dekoration aller Räume ist sehr geschmackvoll. Die Küche ist umfangreich ausgestattet, ebenso der sonstige Haushalt (inkl. zusätzlichem Kühlschrank in der Garage), die Bäder sind schick und modern, die Möbel sehr bequem. Der Checkin war äußerst einfach, Deborah ist eine tolle Gastgeberin, es gab vorab umfangreiche Erläuterungen hinsichtlich Haus und Umgebung. Vielen Dank, wir kommen sehr, sehr gerne wieder. Rainer

Beautiful villa at excellent location
The villa is located at a large golf course nearby nice beaches, good restaurants and supermarkets. In the villa you find everything you need, the rooms are spacious and all rooms have airconditioning. The owner, Deborah, responds very quick if you have any questions and gives you all the information you need. All of it was in good condition. except for the garden loungers, they were not very comfortable to lie on, you slide down on them. But that’s the only thing. We really enjoyed our time there and it felt like home!

Family Break
Stunning villa with modern furnishings, a lovely garden and pool. The pool area is very private with loads of pool furniture, outdoor dining spaces and a BBQ. There is also a putting green for any keen golfers to hone their skills prior to a game on Gramacho or Vale da Pinta. The villa itself comes with all the facilities you would expect. 3 large and comfortable bedrooms with TV's. An en-suite and good sized bathroom as well as a small toilet. The air conditioning is superb and keeps the villa nice and cool on a warm day. The kitchen is well appointed with dishwasher and washing machine as well as a large fridge freezer. There is a lovely balcony with seating and dining. The wi-fi extends to outdoor areas as well. All instructions on how everything works from the entry gates to the hot water are easy to follow and understand. We have visited the Algarve on a number of occasions but never stayed in the Lagoa area. The villa is close to a number of lovely beaches, some great restaurants, Slide and Splash Waterpark which is a must for anyone travelling with children of all ages (and those of us still young at heart) It is a great base for many golf courses in the area. Deborah was always there if needed and nothing was too much trouble. All in all, we had a great stay and can't fault the villa in any way. The location and facilities are first class and we will definitely be back. Whether it's your first visit to the Algarve or returning, you need look no further than this property

A Month in Paradise
My husband and I decided to spend a full month in the Algarve area to celebrate our 45th wedding anniversary. We were so fortunate to have come across Casa Larkin in our search for a home away from home. That is exactly what Deborah Larkin has done for her guests. Deborah has thought of every comfort imaginable: from the wonderful sitting areas both inside and out to the fully stocked kitchen to the board games, puzzles and DVD’s available to the decor … I could go on and on. Nothing is left to chance! When we needed her to clarify a matter, she was there. When we asked a question, she answered. Deborah is committed to her guests, their enjoyment and her home 100% of the time. As a result, we had an awesome time with no worries. We followed her recommendations on places to visit and restaurants to savour, and found a few gems of our own. Thank you Deborah! You are the best host.

Wir hatten eine tolle Woche in der Villa. Komminikation mit Deborah Top und sehr schnell. Einrichtung in der Villa gut. Leider keine Kaffeemaschine. Kleine Mängel wie Türen und Fenster die Klemmen. Sauberkeit solala, könnte besser sein. Lage ist super. Mietauto ist aber dringend notwendig. Kücheneinrichtung ist einfach/billig aber OK. Green zum putten in der Villa ist super. Sehr feine Früchte (Orangen) im Garten. Betten sind hart aber gut. Pool im März war kalt. Tolles Erlebnis für den Preis.

A perfect family holiday
A truly stunning house with a great surrounding for a family holiday. We stayed with 4 adults and one two year old and had plenty of space. The outside area was fantastic and we directly had a „we are at home“ feeling when we entered the house. Everything was super clean, as new and tastefully decorated. We really hat a pleasure staying here. Questions, even during the stay, where answered in minutes. We can definitely recommend it and will definitely come back.

STUNNING PROPERTY
On arrival, the check in process was so easy - everything was exactly as informed. Upon entering, there were lots of 'Wow's....what a stunning property! Both inside and out, everything was perfect. Large airy living space, with a very well equipped kitchen. All bedrooms beautifully appointed, with fantastic bathrooms. The outside spaces were superb....sun, shade, pool, garden and the putting green a great bonus! Simpelweg het perfecte huis voor een verblijf in de Algarve
De Villa is perfect gelegen op een prachtige golf locatie en vanwege de centrale ligging de uitstekende uitvalsbasis voor het verkennen van de Algarve. De host Deborah reageerde vrijwel direct op onze vragen en daarnaast kregen we direct na de boeking een perfecte opgestelde brochure over de woning maar ook over de omgeving, leukste stranden en restaurants. Echt leuk om zo alvast vakantie voorpret te hebben. De villa zelf is luxe en heeft meerdere terrassen om heerlijk te zitten. Daarnaast is villa tot in de perfect schoon en ontbreekt er niets. Indien je twijfel over de perfecte locatie voor een rustige vakantie in de Algarve dan is dit echt het huis en de locatie om te boeken.

Well needed relaxing break
Fantastic location to get away though I would personally advocate hiring a car to get the most out of the area there are a number of amenities close by (and also at the villa itself of course). Lovely quality property with everything you need to enjoy your holiday and unwind quickly. Spoilt for golf if that’s your thing but equally tennis is walkable and for running lovely and safe albeit a bit hilly, you’ll definitely come back fitter. We used a well know Global app for restaurants and found some top quality choices close by, equally beaches are 5-10 mins away. Would definitely recommend.

Beautiful villa for relaxing holidays
We very much enjoyed our time in the fabulous Casa Larkin. We found the villa to be extremely clean, very well equipped and comfortable. Deborah, the owner, was always quick to respond and very pleasant to communicate with. The views, the homely feel of the villa, the comfortable chairs on the balcony, the complete kitchen with all required utensils, the location with short drives to some of the best beaches in the Algarve - we had a great time. The only small issue for us was the somewhat firm mattress in the main bedroom. Using one of the many additional duvets available helped though and we slept very well. Altogether this is a great holiday villa in a stunning location with beautiful views of the Gramacho golf course. We will definitely consider it when looking for holiday villas in the Algarve again.

What can I say about Casa Larkin. Simply wonderful!
We had an amazing time at Casa Larkin, the villa is perfectly placed to explore the fantastic beaches and check out the surrounding areas. The Villa is short of nothing and is the best we have stayed in. Don’t let these crazy times discourage you to travel here, we felt safe and secure during our stay and the property manager was helpful and communicative at all times. Heerlijk huis!
Een geweldig huis van alle gemakken voorzien. Een meer dan uitgebreide keuken en ook de rest van de woning is alsof je thuis bent. 3 Grote slaapkamers en 2 grote badkamers ook voorzien van alle gemakken. De bbq buiten is ook echt leuk! En natuurlijk het zwembad en de putting green zijn perfect om de kinderen bezig te houden en om zelf even af te koelen van de zon. Wij kwamen aan en Deborah had alles perfect uitgelegd. Ze was er zelf niet maar dat was geen enkel probleem. Bij vragen gaf ze snel een antwoord. De locatie van het huis is ook super. Je zit middenin de Algarve; uitstappen naar het oosten of westen zijn allemaal dichtbij. Wij komen vaak in de Algarve maar zullen dit huis zeker vaker boeken.

The Villa was out of this world!
The villa was exactly how I would decorate my house! It wasn't just a villa, it was a home and it was spotless. Everything you need was there from English plugs to skewers for smores! There is a binder in the villa containing every bit of information that you need and was so well written and very funny. The communication with the owner was excellent and can not fault the security which made us feel very secure on top of the electric gates at the villa. The views are stunning and it is nice and peaceful. We had a great family holiday and will be returning. x

We had a fantastic week at Casa Larkin in what was a truly stunning Villa. The villa is in a great location and fitted out to a very high standard with everything you would ever need. The pool and outdoor BBQ area were superb. The location is fantastic- quiet and peaceful, but only a few minutes drive from the beach and the local villages, with lots of bars and restaurants. Thank you Deborah for being an excellent host.
