This warm 3-bedroom, 2-bath retreat is designed for guests who want more than just a place to sleep. *NOTE
Guests will have a private entrance and dedicated guest space. This is a two-level home, similar to a duplex. Guests enjoy the entire upper-level guest suite with privacy in their own area. The separate lower-level apartment has its own outside entrance and is occupied separately.

The home is located in a quiet Atlanta neighborhood with easy access to major highways, Midtown, Atlanta’s Westside, Georgia Tech, Atlanta University Center, and nearby MARTA connections. Guests also enjoy level ground and a flat, easy driveway, making arrival simple and stress-free.
Inside, the home has a cozy and peaceful atmosphere. The living area is designed for gathering, conversation, and relaxation. A single TV is intentionally placed in the living room only, encouraging better rest in the bedrooms and more meaningful time together during your stay.
Each bedroom is prepared with comfort in mind. Premium mattresses, soft bedding, and a calm setting help create a restful sleeping experience after a full day in Atlanta. The bedrooms are intentionally kept simple, quiet, and peaceful so guests can truly unwind.

To keep the home safe, peaceful, and comfortable for every guest, please review the following important notes before booking.
.The person booking must be 25 or older and must stay for the full reservation.
A simple ID verification and signed agreement are required before check-in. This helps us maintain a safe, respectful, and high-quality stay for every guest.
Check-in is after 4:00 PM. Checkout is before 11:00 AM.
Guests are expected to follow quiet hours, respect the home, and help keep the space peaceful for the neighborhood and everyone on the property.

***Guest Guidelines***
• No PET Allowed. This is a private residence and must remain completely animal-free due to the owners’ documented severe allergies. We are unable to accommodate pets or animals of any kind
• This property accommodates a maximum of 6 registered guests.
• No third-party bookings are allowed. The guest who books the reservation must stay at the property.
• No parties, events, or gatherings are permitted.
• The home is best suited for children over the age of 10 due to glass furnishings and the peaceful nature of the space.
• Up to 2 daytime visitors may be allowed with prior notice and host approval. All approved visitors must depart by 9:30 PM.
• Smoking is not permitted inside the home. Outdoor smoking is allowed only if cigarette waste is disposed of properly.
• Our co-host lives next door and is available to assist with house rule concerns. However, Guest privacy is fully respected.

Guests who violate occupancy limits, approved visitor policies, party restrictions, smoking policies, or other house rules may have their reservation terminated immediately without refund, as permitted under the booking agreement and platform policies.
