When you walk in our home you will find our open concept living room, kitchen, sunroom, and dining space that creates the perfect space for memorable gatherings. The living room features a Smart TV with all your favorite streaming channels, along with cozy seating, and a gas fireplace. Whether you're preparing delicious meals in the fully equipped kitchen or enjoying a card game at the dining table, the seamless flow of this space ensures everyone can be part of the fun. The attached sunroom offers a peaceful space to relax and look out onto the tree filled back yard.



Outside, enjoy the 2 patio spaces that offer a grill, dining table, and seating. On the side of the house, you'll find the bike wash station!



When it is time to turn in for the night, choose from one of our three private bedrooms:

(1) Primary bedroom - King size bed, Smart TV, and an attached private bathroom.

(2) Second bedroom - Queen size bed, Smart TV, desk space, closet, and a nearby bathroom

(3) Third bedroom - Queen bunk bed, Smart TV, closet, and a nearby bathroom.



Guest Access:

Guest Access & Amenities:

Guests will have access to the entire pictured house, all appliances, any kitchen supplies, and all amenities. We provide amenities in the bathrooms, kitchen, and laundry room with enough to get you started on your trip. We do not provide excess for more than a couple of days' worth, and guests are responsible for purchasing these items for personal use if they run out during their stay. Exterior cameras may be at the property for security purposes.

Bella Vista is home to Northwest Arkansas' premier mountain bike trails, nature trails, golf courses, and lakes!



Getting Around:

Walk, drive, or ride your bike around town!



Other Things to Note:

★ Per Bella Vista POA rules, renters must complete a guest card listing each guest’s name in order to access amenities. A $30 processing fee is associated with this pass, and it must be paid PRIOR to your arrival. Please note that while the pass grants access to most recreational facilities, it is not an all-access free ticket. Amenities such as pools, lakes, fitness centers, tennis, golf, etc., still require payment of applicable usage fees. Additionally, the Bella Vista POA Member Services office is not open on weekends, and we will NOT be able to issue cards on those days. Please message our guest services team regarding this inquiry at least 5 business days prior to your stay.



House Rules that are strictly enforced:

- Check-in is any time after 3:00 PM.

- Parties or guest actions that result in disturbances, property damage, extensive extra cleaning, or smoking indoors will incur a fine of $1,000.

- This property only allows dogs, with a maximum of 3, and requires a fee of $90 per dog to be paid prior to your stay. Dogs discovered at the property without prior notice or cats discovered at the property will incur a fine of $400.

- Unauthorized checkout delays will incur a fine of $100 per hour.

- This is a non-smoking home. If you smoke in the home, you will be fined $1,000 plus the cost of any smoke remediation necessary.

- Refunds for unused services such as pet fees, event fees, early check‑in, and late check‑out fees, are subject to the same cancellation policy that applies.

- There is a QR code located on or near the refrigerator. It provides helpful information about your stay, including house rules, Wi‑Fi details, amenity instructions, important phone numbers, and answers to common questions.
