Pedal Vista is your perfect home base for exploring Northwest Arkansas. Ride world-class mountain bike trails, golf scenic courses, visit Crystal Bridges, or spend the day on Bella Vista's lakes before unwinding in this peaceful retreat. Sleeping up to 6 guests, the home features a fully stocked kitchen, private patio, and optional Bella Vista POA guest passes for access to golf, pools, fitness centers, lakes, and more.



The Space:

After a day of adventure, unwind in the comfortable living room with a Smart TV for streaming, prepare meals in the fully stocked kitchen, or relax on the private patio. The home includes two full bathrooms and an in-home washer and dryer for added convenience.



The home comfortably sleeps up to 6 guests:

• Primary bedroom: King bed with Smart TV and ensuite bathroom

• Second bedroom: Queen bed

• Third bedroom: Two twin beds



Bella Vista POA guest passes are available upon request for access to golf courses, pools, lakes, fitness centers, tennis and pickleball courts, and more. Please let us know when you book so we can have your passes ready for your stay.



Guest Access:

Guests will receive a unique door code prior to arrival for convenient keyless entry through the front door. Guests can park in the three parking spaces directly in front of the townhome with additional parking across the street and east of the townhome near a retaining wall.

Pedal Vista is located in a quiet Bella Vista neighborhood with convenient access to dining, shopping, and outdoor recreation.

Getting Around:

A vehicle is recommended for getting around the area. The home is readily accessible via paved roads, making arrival and departure easy. Bella Vista is a residential community with attractions, trails, and lakes spread throughout, and there are ample bike trails in the area for those looking to explore on two wheels. The home offers front door parking. Downtown Bentonville, grocery stores, restaurants, and other amenities are just a short drive away.

We are available via the app between 9-5pm. Contact information is provided in the home for after hour emergencies.



Interaction with Guests:

-Absolutely no parties.

-Must be 25 years of age to book.

-No refunds for weather-related events.

-No smoking anywhere on the property.

-All visitors must be off the property by quiet hours, 10 pm to 7 am.

-Early check-in may be available for an additional fee.

-Unbagged trash will result in an additional fee.
