• You will have access to the entire home and yard! The home sits on a beautiful grass covered lot surrounded by tall trees.

• As a guest, you are allowed access to Bella Vista POA amenities (a list of amenities and prices can be found at bellavistapoa/com/fee-rates-schedule/) if you request guest passes from us after your booking is confirmed, at least 3 business days before your arrival. Full instructions will be provided after booking.

IMPORTANT: These amenities are not guaranteed by us as part of your rental agreement. Our only involvement is to request the passes so you can arrange and pay for the activities you wish to enjoy. The amenities are not free but you are provided access to them for a cost per activity as a guest. We provide your contact info to the POA, and they manage it from there and will send the passes.

• We don’t live on site but we love hosting and want to ensure you’re comfortable and enjoying your time at our home. Reach out anytime with questions or needs!

• All of our TVs are smart TVs and setup for you to stream from your own accounts.

• Initial toiletry items provided for kitchen, bathrooms (two rolls of Toilet Tissue per bathroom), and laundry (additional supplies are the guests' responsibility)

• We have driveway space for about 3-4 vehicles depending on size.

• Please no street parking as it is against POA rules.

• Guests may see some wildlife or insects during your stay: this is common for properties in natural, wooded, or lakeside areas.

• We're located on a quiet street in Bella Vista near the OZ Bike Park, Lake Windsor and right next to the Down Under Loop bike trail.

• Please respect our neighbors who live here full time and observe our quiets hours between 9pm-8am, 7 days a week

• 1.5 mile from the OZ Bike Park where you can enjoy the first ever AR Bike Lift and incredible downhill trails at the OZ Bike Park.

• 2.5 miles from the Kingsdale Recreational area which offers golf, pickleball courts, swimming pools, workout facility, putt putt course, tennis courts, and more! (see *information under Guest Access)

• 13 minutes from the Bentonville Square & Crystal Bridges Museum

• We are VERY bike friendly! You can access mountain bike trails about 500ft from the house

• We offer a 2 car garage for storing your bikes and gear. We ask guests not to park in the garage as it's setup as a game room/gear storage
