The Home- Wonderfully updated craftsman style home. 1894 sq foot, majority hardwood flooring throughout. This home has 3 bedrooms, 2 bath, large kitchen, washer dryer. Gameroom/second living room with several of games for the youngest visitor and oldest! Large fenced yard, spa, and front patio area. Flat parking for 4 vehicles and RV/Boat parking.
Bedroom 1(Main level)- includes a king bed, closet, dresser, and 42" smart tv.
Bedroom 2(Upstairs)- Includes queen sized bed, sitting corner, closet, dresser, and 42" smart tv.
Bedroom 3(Upstairs)- Includes 2 full sized beds, closet 32â smart tv.
Bathrooms-We provide shampoo, conditioner, body wash, cotton rounds, q tips, and floss picks. We do provide limited hand towels and wash cloths. 8 bath towels are provided. (Not for lake use, please bring extra for lake.)
Bathroom 1(Main level)- Shower, single sink
Bathroom 2(upstairs)- Shower/tub combo, single sink, blow dryer, and laundry area.
Kitchen- Full sized fridge, gas stove, dishwasher to help you enjoy more of your time! Fully stocked with all utensils, dishware, and cookware. Including blender and crockpot! Wine nook, and bistro seating. A starter pack of paper towels, and trash bags are provided. Along with dish soap, coffee grounds, sugar, and treats for good pups.
Dining- Located off the main living room, seating for 4 at dining table. Extra bistro seating for 2 in kitchen.
Living room- Couch, loveseat, kids table for 4, and smart 55" television for streaming all your favorite apps.
Fireplace- Natural wood burning fireplace located in main living area. We do not provide wood. It can be purchased locally.
Game Room/Living room 2- Large sectional couch, armed chair, 75â smart tv, darts, 2 arcade machines, and other toys. Access to back yard
Mudroom/storage area-Perfect to leave your snow or summer gear. Leads to back yard.
Laundry- Full sized HE washer and dryer. Located in the upstairs bathroom.
Yard- Relax in the fully fenced large backyard! Many mature trees, with horse shoe pit, cornhole, and large spa.
Propane grill- We reimburse propane swaps/fills with picture of receipt.
Spa- 6 person seating. To be used only between 7A-10P per city
Front Patio- Fully fenced front patio.
Parking- Flat parking for 4 cars. Also have tandem RV, boat, trailer parking.

Mountain transit is a short .5 mile walk from the home
Occupancy (9 including children & infants) and car limit(3)are set by the city. They will enforce these. If found to have more than we are licensed for, you may be evicted with no refund. So please adhere to these limitations.

It is a city ordinance; ALL trash must be taken to local trash dump site. Itâs a city rule for short term rentals. Address included in check in details. Failure to do so will result in a per bag charge. No exceptions. (Our homeowners abide by this rule when they stay
Keypad code-City of Big Bear Lake requires their Good Neighbor Policy to be signed prior to gaining access to the home. The person booking the home MUST sign, no exceptions. Declining to sign will result in no access to the home, & cancellation of reservation with no refund. GNP can be found in our listing along with the break down of our agreement. Agreement is sent in a link for virtual signature in welcome message.
Code will be sent day of check in. Once the home is ready or at 4pm, whichever is first.
If traveling in winter, we highly suggest purchasing trip insurance! We have a strict cancellation policy and will stand by it. Winter months can be challenging with snow, ice, road closures, and other things. Cover yourself by purchasing the trip insurance.
No refund will be made for cancellation due to weather, road conditions, acts of nature, mechanical failures, electrical failures or malfunctions with spas, TVs or other equipment, or for sighting of insects, rodents, or other animals. No refunds will be made for circumstances beyond the Homeownerâs control. Rescheduling is allowed if all roads have been closed into the area for 24 hours of check in time. Chains are often required and should be always carried. They may be needed to get in or out of Big Bear or your rental
Cleaning Fee- non negotiable. This covers clean linens, cleaning of bathrooms, kitchen, floors, basic care of the home, and spa chemicals. This does not cover left trash, excessive messes, and cleaning all dirty dishes. The home has deeper clean items that happen 2-3x a year.
Spa-is maintained after every guest. The cleaning fee covers basic chemical balancing. This does NOT cover if the spa is misused, resulting in a drain and refill. Best practice is rinse off before entering spa, no drinks in spa. Bodily fluid is the quickest way for the spa to need a drain and fill.
Snow removal is done at 4 inches or more, after the storm slows down. Snow shovel is provided. The plow team is on their own route and schedule. Please plan ahead for weather and snow.
