The Space:

The Home- Fully remodeled 2,340 square feet modern style home. Four bedrooms and three bathrooms. Located on an end street. Wonderful entertaining spaces inside and out! Outside sauna, spa, and turf yard to enjoy those beautiful mountain days & nights. Home is heated by radiant flooring.



One bedroom downstairs. All bedrooms have ceiling fans.



Bedroom 1(main level)- Includes a king bed, 50” smart TV, closet and dresser.



Bedroom 2(upstairs)- Queen bed, twin bunk bed, 42” smart TV, travel crib (fitted sheet provided), dresser and garment rack.



Bedroom 3(upstairs)- Two full beds, 50” smart TV, dresser and garment rack.



Bedroom 4(upstairs)- Full bed, 42” smart Tv, dresser, and garment rack.



Two bathrooms are located upstairs. One bathroom is located on the main level.



We provide shampoo, conditioner, body wash, cotton rounds, q tips, and floss picks. We do provide limited hand towels and wash cloths. 10 bath towels are provided(Not for lake use, please bring extra for lake.)



Bathroom 1(main level)- Large tiled glass shower. Single vanity



Bathroom 2- Large tub/shower, single vanity.



Bathroom 3- Tiled Shower, single vanity.



Kitchen- Bright and open kitchen. Perfect for entertaining with a large island. Full-sized stainless-steel fridge with filtered water and ice maker. Gas range, double oven, microwave and dishwasher to help you create wonderful meals. If you prefer take-out no worries! Fully stocked with all utensils, dishware, and cookware. A starter pack of paper towels, and trash bags are provided. Along with dish soap, coffee grounds, and sugar.



Dining- Located in view of kitchen, seating for 6 at dining table.



Living room- Oversized sofa, 2 armchairs, 65” smart tv for all your streaming needs. Gas fireplace, shuffleboard, direct access to back patio.



Fireplace- Gas fireplace



Den- Located just off the dining room & kitchen. 55” smart tv, Along with poker table.



Laundry- Full sized HE washer and dryer.



Yard- Relax in the large outdoor space! With a yard like this, you’ll never want to leave. Large Trex deck. 6-person spa, 6-person sauna, artificial grass, natural gas fire pit, 45” tv with ROKU, and dining table for 6. Cushions provided in deck box.

Gaming shed- Not available during winter months due to snow. Yard size connect four game, 2 bikes, axe throwing game, other games provided change frequently due to misuse/missing pieces. We do our best to keep yard games available.



Outdoor cooking- Natural gas grill



Parking- Paved flat parking for 4 vehicles only. (no garage access)



EV Charge- Available for a $25 per day charge. Must be paid for the entire stay of your booking, no partial. Let us know when you arrive that you would like access. We will send to lock code once payment has been received.

This home does not allow pets. If you have a service animal, please understand we must ensure they are registered service animals only. Too many people are claiming service animals, you will be asked to provide all vaccination records upon booking.



If traveling in summer. Like most homes in Big Bear there is no AC. Fans/ceiling are provided.



If traveling in winter, we highly suggest purchasing trip insurance! We have a strict cancellation policy and will stand by it. Winter months can be challenging with snow, ice, road closures, and other things. Cover yourself by purchasing the trip insurance.



Guest Access:

You have access to most of the home. If it is locked, it is not for guest use.

2 closets, garage, and shed are not for guest use.

Getting Around:

A vehicle is recommended. Free Mountain transit via Free trolley can be accessed about .25 miles from the home.



Other Things to Note:

City of Big Bear Lake Good Neighbor Policy must be respected at all times. Please review the city rules. This is listed verbatim. Some do not apply to Pine Summit, please see notes



Do not exceed the occupancy limit (10 this includes children & infants)

Do not exceed the stated occupancy at any time during your stay. The maximum number of adult occupants may

be less than the total maximum occupancy.



NO PARTIES ALLOWED.



No parking in street or yard (4 vehicles only)

Parking is only permitted in the driveway, designated

parking spaces, and garage. This includes trailers. The

maximum number of vehicles permitted is on the exterior

sign.



No amplified music 24/7

Amplified music is not permitted to be heard beyond the

property line 24/7. Close your windows to avoid music

carrying beyond the property line.



Head inside at 10:00 p.m.

Noisy outdoor activities and spa use are prohibited from

10:00 p.m. – 7:00 a.m.



Take your furry friend with you.(This is NOT an animal friendly home)

Take your dog with you so they do not disturb

surrounding neighbors. You will find that Big Bear Lake

is very dog-friendly!



Take trash to dumpster locations

Trash needs to be taken to a local dumpsite. Clean Bear

locations:

4190 Garstin Drive & 39690 Big Bear Blvd.

Consequences



Unfortunately, a few of our guests refuse to

extend common courtesy and neighborly

behavior toward the guests and residents

around them. For those guests who have come

to party and disrupt the peace and tranquility

of the neighborhoods, there are costly and

severe consequences.



Fines

The minimum fine for violating the rules stated

previously is $500 per violation. A second

offense is $1000 per violation.



Eviction

Unruly guests who blatantly disregard the rules

and expectations will be evicted without a

refund. In addition, costly citations may be

issued to the reservation holder.
