I am happy to provide referrals as well. For those interested in hosting a small wedding at our property, Vahid is the reason we can not allow for these types of events. In addition to moving our furniture and damaging many pieces, he is disgruntled because we are asking him to pay a small portion of the furniture that was damaged (burned) by his group. I agree completely, we are not meant to sleep 30 adults especially adults not comfortable sharing a bed. We do provide a floor plan and make all efforts to ensure this is clear and suitable for us as well as your guests. We have had many returning work groups. You are in the country so your internet is certainly not what it would be in the city but comparing it to camping is unfair and inaccurate. We absolutely have guests sign a contract before arriving at our property. If you damage property, we reach out to confirm what was damaged with our guests both directly and through VRBO. Guests are always welcome to purchase travel insurance through VRBO. As nearly all properties listed on VRBO, we do collect a damage deposit which obviously limits the amount we can collect. Once it's mutually agreed the damage was done by a particular group, as Vahid confirmed they burned our dining table, among other things, we submit a claim through VRBO. We actually emailed Vahid with a very extensive list of damages along with pictures, however as only two items were mutually agreed upon, that is all we claimed damages on although we walked the property before and after his stay and have time stamped pictures from our cleaning crew. Despite the expenses we absorbed covering damages Vahid was not transparent about, what we are attempting to collect does not even come close to the replacement cost of the items that were agreed to be damaged by this group. We do feel it is fair to make a claim on a collected damage deposit for items guests concede to damaging/breaking. We have been renting this property for many years and until now, we have never had a guest admit to damaging our property and yet not desire nor feel compelled to pay for the damages caused. Had your understanding been that you were free to move all of our oversized living room furniture and game room furniture, including a very expensive pool table, and burn our outdoor dining table (among other damages) then yes, it would have been better for you to have chosen another property.
