PROPERTY DISCLOSURE – BEACH & TENNIS CONSTRUCTION & AMENITIES UPDATE



Please note that Beach & Tennis is undergoing scheduled construction from December 15, 2025 through April 2026. This work includes roof improvements and atrium renovations:



Roof Work: Guests on higher floors could experience early-morning noise during weekdays.

Atrium Work: Crews will be working in the central courtyards on drainage and paver installation. Noise is possible, but building access will not be affected.



Parking: Some areas may be temporarily blocked due to roof construction.

Welcome to your serene getaway at Bonita Beach & Tennis Club. This tenth-floor condo in Building 2 faces east and offers beautiful sunrise views over the back bay waters. The screened balcony provides a peaceful place to start your morning with soft light, calm reflections, and the quiet coastal atmosphere that makes this area so enjoyable. Bonita Beach is just a five-minute walk from the building, with cafés, waterfront restaurants, and local shops conveniently nearby.



Inside, the condo is clean, comfortable, and arranged for easy vacation living. The space includes a king bed, a fully equipped kitchen, fast Wi-Fi, and a TV with cable and streaming capabilities. While not fully renovated, the interior is well maintained and provides a welcoming environment throughout your stay. Fresh linens, bath towels, and beach towels are provided for your convenience.



A starter set of essentials is included upon arrival. Guests will find small amounts of shampoo, conditioner, body wash, toilet paper, paper towels, dish soap, dishwasher pods, and trash bags. For safety and hygiene reasons, consumable items are not replenished during the stay, and we do not provide food items, spices, oils, coffee, or other perishable products. Guests may purchase any additional supplies they need.



The community currently offers two heated pools and pickleball courts for guest use. Other amenities within the property remain under construction. Parking is free and open, and check-in is simple with a personal door code provided prior to arrival.

With its sunrise views, peaceful bay outlook, and comfortable interior, this condo offers a relaxing and convenient home base for your Southwest Florida visit.



Unit Summary:

Unit is provided with all living essentials. Beach Towels, chairs, bath towels, linens, kitchen supplies, etc.

This unit is on the 10th floor of building 2 which is the second tower closest to the water.

This unit is self check in. You will be given a door code for entry in your email or inbox.

There is an elevator in this building - only 1 works at this time

Beach access is right across the street.

Parking is free with a pass from the office.

This unit has a King bed.

No Smoking allowed at any time.

Not included: Beach umbrella, refill paper products and any consumable items.
