PROPERTY DISCLOSURE – BEACH & TENNIS CONSTRUCTION & AMENITIES UPDATE



Please note that Beach & Tennis is undergoing scheduled construction from December 15, 2025 through April 2026. This work includes roof improvements and atrium renovations:



Roof Work: Guests on higher floors could experience early-morning noise during weekdays.

Atrium Work: Crews will be working in the central courtyards on drainage and paver installation. Noise is possible, but building access will not be affected.



Parking: Some areas may be temporarily blocked due to roof construction.

Welcome to your coastal retreat at Bonita Beach & Tennis Club. This tenth-floor condo in Building 2 faces east and offers beautiful morning light along with peaceful views of the back bay. From the screened balcony, you can enjoy sunrise colors and calm water scenery, with the added bonus of a partial glimpse of the Gulf. The beach is just a five-minute walk from the building, and nearby cafés, waterfront restaurants, and local shops are all within easy reach.



Inside, the condo is clean, comfortable, and set up for effortless vacation living. The space features a king bed, a fully equipped kitchen, fast Wi-Fi, and a TV with cable and streaming capabilities. While not fully renovated, the interior is well maintained and provides a welcoming environment for your stay. Fresh linens, bath towels, and beach towels are provided for your convenience.



A starter set of essentials is included upon arrival. Guests will find small amounts of shampoo, conditioner, body wash, toilet paper, paper towels, dish soap, dishwasher pods, and trash bags. For safety and hygiene reasons, consumable items are not replenished during the stay, and we do not provide food items, spices, oils, coffee, or other perishable products. Guests may purchase any additional supplies they need.



The community currently offers two heated pools and pickleball courts for guest use. Other amenities around the property are still under construction. Parking is free and open, and self check-in is simple with a personal door code provided before arrival.

With its sunrise views, partial Gulf glimpse, and comfortable interior, this condo provides a peaceful and convenient home base for your Southwest Florida stay.



Unit Summary:

Unit is provided with all living essentials. Beach Towels, chairs, bath towels, linens, kitchen supplies, etc.

This unit is on the 10th floor of building 2 which is the second tower closest to the water.

This unit is self check in. You will be given a door code for entry in your email or inbox.

There is an elevator in this building - only 1 works at this time

Beach access is right across the street.

Parking is free with a pass from the office.

This unit has a King bed.

No Smoking allowed at any time.

Not included: beach umbrella, refill paper products and any consumable items.
