HOUSING

INCLUDED:

-Welcome pack: Basic essentials (toilet paper, instant coffee, tea, sugar, shower gel, shampoo, sponge, soap, bin bags, Vanity Fair magazine, etc.) will be provided on arrival to help you settle in.
Important: Consumables such as oil, salt/pepper, etc. are not automatically provided. This depends on the goodwill of the previous guests.

-Extra welcome gift for long-stay guests (stays of one week or more)... A clue is hidden amongst the photos!

-Bed linen and towels: 1 large + 1 small towel per adult/child provided, regardless of the length of stay.
Please note, baby towels and beach towels are not provided.

-End-of-stay cleaning + laundry included.

-Key box: Available on-site for self-access or hand-over in person, depending on your preferences and availability.

-Pool maintenance: During the season, a pool maintenance technician will likely visit during your stay. A skimmer is available for you to use to keep the pool clean between visits.

-Available on request only: travel cot and high chair.

THE ACCOMMODATION:

-Strategic location: enjoy the peace and quiet of a residential neighbourhood whilst having all amenities close at hand (Intermarché and butcher’s just a minute’s drive away, bakery, restaurants…), for a convenient and pleasant stay.

-Accommodation rated 4 stars by the Bormes Tourist Office: a guarantee of quality and proof that all essential facilities are available for your stay. This certification also entitles you to a reduced tourist tax.

-Surface area: 140 m² of living space (Loft + Studio) + outdoor space (swimming pools, terraces, etc.)

-Main aspect: South.

-Spacious 4x8m swimming pool (child-proofed with standard-sized glass barriers) and outdoor shower: shared, but reserved for the exclusive use of guests. Please note: unheated.

-Summer kitchen with a large griddle.

-Wi-Fi included (including the studio – amplifier installed in May 2026).

-View of the Mediterranean scrub: enjoy the lush Mediterranean vegetation and the gentle sound of cicadas!

-Capacity: Accommodates up to 10 people + a baby.

-Parking: No designated space, but several options are available, including spaces opposite the entrance or at the kerb, which are easy to access as the area is more of a thoroughfare than a place to stop. As a last resort, parking is available on request in front of the gate at number 107 (the owners’ entrance gate).

-The property is fully air-conditioned (Loft and Studio). To avoid overuse, both for the planet’s sake and to save you money, a smart home system regulates the use of the air conditioning.

-Cyclists, good news: a special area is provided at the entrance to park your bikes.

-A sunny terrace, perfect for enjoying nature and the gentle shade of the trees (though please be aware there is some overlooking).

-This unique property combines old-world charm (exposed beams, period furniture, etc.) with a contemporary feel, thanks to its high ceilings. You’ll also enjoy modern comforts, including premium bedding and high-quality materials; all enhanced by an unusual Art Deco-style décor, adorned with magnificent paintings… it’s up to you, as an art detective, to observe them and uncover all their secrets!

-Outdoor CCTV cameras to ensure your safety and that of the villa + alarm (deactivated on your arrival).

= THE LOFT comprises:

-1 large living area with lounge

-1 dining area and fully equipped open-plan kitchen (microwave, dishwasher...) offering comfort and convenience: Nespresso coffee machine, what else?

-1 bedroom with a queen-size bed (160x190 cm).

-1 bedroom with a double bed (140x190 cm).

-1 mezzanine with a double bed (Note: fold-out sofa bed measuring approx. 120 x 190 cm: suitable for two people, but recommended more for children than for two adults) + 2 single beds (90x190 cm).

-1 bathroom with a large walk-in shower.

-1 separate toilet for added comfort and privacy.

-Raised terrace for drinks with a view.

= THE separate STUDIO (available for bookings of 9 people or more) comprises :
-1 living area with a fold-away double bed (140x190 cm), with the option to eat indoors or outdoors, and a fully equipped kitchenette (excluding a dishwasher), including a Nespresso coffee machine – what else?
Please note: For your convenience, a washing machine is available in both the studio and the loft.

-1 bathroom with a shower.

-1 separate outdoor toilet (ideal for avoiding a wet dash back to the house in an emergency or after a dip in the pool!)

= Information about the lower part of the villa:

-It is occupied by the owners (who are not always present): although the two properties are separate, you may bump into them or see them depending on the time of year, but your privacy will always be respected. For your comfort, they never use the pool when you are there, for example.

-To ensure everyone’s safety and comfort, the villa is entirely non-smoking. However, smoking is permitted outside, provided you exercise caution.

-To ensure the villa’s high standard and comfort for all guests, a pool maintenance technician and a gardener may need to visit during your stay, particularly during the summer season.
Furthermore, any breakages or damage noted during your stay may be subject to a charge.
Please take care of the property as if it were your own home

SURROUNDINGS

-Neighbourhood: Peaceful and leafy, in the heart of the Maures mountains.

-Beaches & leisure: Easy access to the most beautiful beaches in Bormes and outdoor activities (hiking, cycling, water sports).

-Nearby village: Charming and picturesque, with shops, restaurants and typical Provençal alleyways.

-Culture: Close to the castle and Saint-Trophyme Church for a touch of history.

GUEST ACCESS

Your space: you’ll have private access to the upper floor of the villa and to the separate studio if required (particularly for groups of more than 8 people), with a swimming pool (shared but private: the owners won’t be using it whilst you’re there) and two terraces: the one on the 47th floor and the upper terrace, both accessible from the living room. Only a small storage room on the mezzanine remains locked… we can’t show you everything, not even to the best detectives!

The lower part of the villa remains strictly private, reserved for the owners who may stay there from time to time (you are renting with full knowledge of this, and the rate reflects this arrangement). But don’t worry: they are discreet and friendly. And if you feel like it, you could even be the ones to invite them for a drink by the pool (but only if you wish)!

-Accessibility for guests with reduced mobility:

Unfortunately, the property is not accessible to guests with reduced mobility, particularly those in wheelchairs, due to the steps (required to access the loft and the swimming pool, in particular) and the layout of the property. We apologise in advance for any inconvenience.

-Security and verification:

An ID card is required after booking to ensure the security of the property.
