I talked with the guest at the start of their vacation and the end of their vacation but they did not say there were any issues until they were actually leaving... Since as a host I am very responsive, it was extremely frustrating that there was zero opportunity to do anything for the guest before they left. The same day the guest left, we immediately replaced 13 chairs outside and replaced the grill as well. The blinds are being replaced currently. There is zero wrong with the Master Bathroom as I've asked multiple ladies and they said it is fabulous and was renovated a few years ago so have zero idea what the guest is talking about. The family bathroom is totally functional and maintains the original feel of the AMI home with pink and black tile. There is no need to completely change a fully functional bathroom with zero specifics... The wood decks were replaced with composite Trex decking and folks love them. Rex

The guest's 1-star rating has zero = nothing to do with our property or our home or with Vrbo. We will try to respond dispassionately instead of emotionally. After 10 years of vacation rentals, this was the first double-booking we have accidentally ever had here. We offered to provide a full refund but the guest insisted on staying somewhere on the island instead. We offered the guest a larger home with an even larger pool but the guest refused it. So we found and provided the guest with a comparable home on the island as they desired, with 3 bedrooms + 2 bathrooms, the same number of bedrooms + bathrooms as the original home. The new home was 3 flat blocks from the beach instead of 1.5 blocks from the beach and with a hot tub. We did everything we possibly could to console the guest, from emotional encouragement and understanding during an emotional situation to offering support in every way possible. At the end of the 1st day the guest was very grateful for us finding them a home and supporting them. We checked in with them throughout the stay and they said they did not need anything. After the stay, we found out that they broke the sliding glass door without saying a word to us during that episode or afterward.... Then we received this review. We are sorry about this situation but tried to do everything possible with multiple options to support the guest. Unfortunately, we are not sure what else to say about this situation other than we suggest you consider our other reviews and vacation rentals and notice how they speak about us as hosts...

Glad our Pool Side Retreat is in a "Very nice location with beach toys to use but the inside of the place could use some updating". For the entire 7 days, the guest with 8 folks there never contacted me about one issue so I was extremely surprised about the 3-star rating. In the past couple months, we replaced the chandelier over the dinner table with a very nice one, we replaced all of the flooring in the kitchen + the dining room + the living area + the yellow bedroom + the blue bedroom. We also added a new chair to the master bedroom and two new expensive paintings in the living rooms. As well we replaced the fire pit and we replaced some of the chairs on the top crows nest deck. After doing all this, I thought I would call the guest and ask exactly what they were suggesting. He said that the sleeper sofa in the TV room had bars that touched the back. I asked if he blew up the specialized La-Z-Boy air mattress sleep sofa and he said that he did not even know it was an air mattress.. Oh boy. Folks usually communicate if there are issues... Then he said that one of the twin beds in the blue room had some damage. Of course, nothing was said until I initiated with the guest after the 3-star rating. Immediately I had the handyman check, purchased two brand new twin bed frames, and already had them installed this past week. Then the guest said that a little bit of the flooring was pulled up in the center underneath the master bed by one of the bed frame legs. The handyman looked at it, laid it back down, and stated that it had zero functional purpose being in the middle underneath the king bed and was simply a little thing they saw... Lastly, the guest said that his family had a great time with all the beach toys that we provided to him. The guest stated that the bikes left there were a little rusty. I reminded him that zero bikes are promised in the listing and the sea salt has destroyed the ones that were there a while back. I told him I was real disappointed with the rating given the above but it is too late now to change it unfortunately so the only thing I can do is explain the timing of everything... Rex

I do not remember being contacted about the garbage disposal switch, which is right next to the back edge of the refrigerator as original AMI homes are always set up for 2021 expectations... The listing does not state anything about walking through the neighbor's property. In the past, we rented the cottage behind and at that time, we allowed guests to walk through our yard to the beach.
