• The heated saltwater pool is included in your stay at no additional charge.

• The home is located in a quiet residential neighborhood. We ask guests to be respectful of neighbors and observe quiet hours from 10 PM to 8 AM.

• The garage has been converted into a fully air-conditioned Game Zone and is not available for vehicle parking.

• Beach chairs and beach essentials are provided for guest use. We simply ask that items are rinsed off and returned after use.

• A starter supply of toiletries, paper products, laundry detergent, dish soap, and other essentials is provided to help you settle in comfortably. Guests staying for extended periods may need to purchase additional supplies.

• The property features a reverse osmosis water filtration system with a dedicated drinking water faucet at the kitchen sink.

• Florida is home to a variety of wildlife including geckos, frogs, lizards, birds, and insects. While the home is professionally maintained, occasional encounters with local wildlife are a normal part of the Florida experience.

• For safety and insurance purposes, only registered guests are permitted on the property unless prior approval has been granted.

House Rules

By completing your reservation, you acknowledge that you have read, understood, and agree to abide by all house rules. Failure to comply may result in additional charges, fines, removal from the property without refund, and/or claims filed through Airbnb for damages, violations, or additional cleaning costs.

Occupancy & Registered Guests

• Only registered guests included on the reservation may be on the property unless prior written approval has been granted.
• Events, parties, and large gatherings are strictly prohibited.
• Unauthorized guests may result in immediate cancellation of the reservation and additional fees.

Quiet Hours

• Quiet hours are from 10:00 PM to 8:00 AM.
• Please be respectful of neighbors at all times.
• Excessive noise, loud music, or disturbances may result in fines, cancellation of the reservation, or involvement of local authorities if necessary.

Pool & Outdoor Areas
Swimming Pool Acknowledgment and Assumption of Risk

The swimming pool is provided solely for the enjoyment and convenience of registered guests. By booking this property and using the swimming pool, the Guest acknowledges that swimming and the use of any pool area involve inherent risks that may result in serious injury, drowning, or death.

The Guest voluntarily assumes all risks associated with the use of the swimming pool for themselves and all members of their party, including children and invited guests. The Guest agrees to supervise all children and any individuals who are unable to swim. No lifeguard is on duty, and all pool use is at the Guest`s own risk.

The Guest agrees to use the swimming pool and surrounding deck responsibly and in accordance with all posted rules and applicable laws. Running, diving, horseplay, or any unsafe behavior is prohibited. Glass containers are not permitted in or around the pool area.

The Guest accepts full responsibility for the safety, conduct, and supervision of all occupants and visitors using the pool during the rental period. The Property Owner is not responsible for accidents, injuries, or loss of personal property resulting from the Guest`s use of the swimming pool, except to the extent required by applicable law.

By completing the reservation and/or using the swimming pool, the Guest acknowledges that they have read, understand, and agree to these terms.

• Swim at your own risk. No lifeguard is on duty.
• Pool toys are located in the shed. Please replace these after use.
• Children must be supervised at all times around the pool.
• No glass containers in or around the pool area.
• Please rinse off beach sand before entering the pool.
• Do not tamper with pool equipment or settings.

Smoking

• No smoking, vaping, or use of illegal substances is permitted inside the home.
• Evidence of smoking inside the property will result in additional cleaning and deodorization charges.

Pets

• No pets or animals are permitted without prior written approval from the owner.
• If approved, 1 hypoallergenic dog under 35 lbs.
• Pets are not permitted on furniture or beds.
• Guests must clean up after their pets.
• Any pet-related damages or excessive cleaning requirements will be charged to the guest.

The owners spend time in this home and have significant pet dander allergies. We appreciate your understanding and cooperation in helping us maintain an allergy-friendly environment.

Home Care

• Please treat the home with care and respect.
• Do not move furniture without permission.
• Report any damage, maintenance concerns, or accidents immediately.
• Guests are responsible for damages caused during their stay beyond normal wear and tear.

Linens & Towels

• Makeup, self-tanner, hair dye, bleach, oils, and similar products can permanently damage linens and towels.
• Black makeup towels are provided for cosmetic use.
• Any linens, towels, bedding, mattress protectors, pillows, blankets, or other soft goods that are stained, damaged, missing, or require replacement due to misuse will incur a linen replacement fee equal to the replacement cost plus applicable handling fees.

Grill Use

• Use the grill responsibly and never leave it unattended while in operation.
• Ensure the grill and propane tank are turned off after use.

Check-Out

• Follow the check-out instructions provided prior to departure.
• Excessive cleaning requirements beyond normal use may result in additional cleaning charges.

Safety

• Florida is home to wildlife including frogs, geckos, lizards, birds, and insects. Please keep doors and windows closed when not in use.
