Rokebea Luxury Vila is an exceptional 380 sqm property on the prestigious Strada Călugăreni in central Brașov — a rare combination of generous proportions, refined interiors and an unrivalled location. Set across three levels with five bedrooms, five bathrooms, two living areas and a landscaped garden, it accommodates up to 12 guests in genuine luxury. The panoramic view of Mount Tâmpa from the upper floors is one of the finest in the city.

The Property
Three floors of thoughtfully designed living space: a main floor with living room and fully equipped kitchen, a first floor with three bedrooms and terrace, and a top-floor attic lounge — the showpiece of the property. With direct panoramic views of Mount Tâmpa, the attic is a destination in itself: billiard table, fully equipped bar with glass washer, Smart TV, WiFi, electric fireplace, lounge seating with 2 sofas (one sofa bed) and an armchair, plus a private bathroom with shower cabin. The perfect space for socialising, game nights, film evenings or a workcation with a spectacular view.

Bedrooms
Five bedrooms sleeping up to 10 guests in beds: 3 king-size beds and 2 queen-size beds. A sofa bed in the attic lounge accommodates 2 additional guests. The villa has 4 bathrooms in total — the attic has its own private bathroom with shower cabin, and the remaining bedrooms share well-appointed bathrooms across the floors. All bedrooms have blackout curtains and wall-mounted thermostats for individual climate control.

Kitchen
Premium fully equipped kitchen: 4-ring electric hob, electric oven, extractor hood, microwave, Siemens bean-to-cup espresso machine, electric kettle, toaster, 2 dishwashers, fridge-freezer and dedicated wine fridge. Cookware, glassware and utensils for the whole group provided.

Outdoor Spaces
Private landscaped garden and a furnished terrace on the first floor — ideal for alfresco dining, morning coffee or an evening under the open sky. Outdoor BBQ grill available for group gatherings. 3 free private parking spaces in front of the property.

• In case you use the kitchen for cooking, please wash all the utensils used before checking-out.
• Please treat our home with love and respect. We love to share it with the world, but we ask you to keep in mind that we've thoughtfully renovated and furnished the home, and everything inside and outside has a meaning to us. If something happens, please let us know ASAP.
• Please pay attention with your bags, in order not to leave scratches on the walls or on the floor.
• The bedding and other supplies are for convenience and use of our guests. They belong to and must remain on the premises. Any damage or blood stain to the bedding, furniture or other essentials will be charged
• Smoking: Being a family home, we also have a no smoking policy in the apartment or elsewhere inside the apartment building (although you are welcome to smoke on the balconies).
• We ask that you kindly respect our maximum occupancy requirement.
• To keep our costs down (and pass those savings on to our guests) we kindly ask that you switch off lights and the A/C when it's not in use or leaving the house.
• Entertaining: We are perfectly happy having people pop by to pick up our guests, but we would prefer that you not use our home to entertain them. We'd be happy to help you find other places to spend time with your family and friends.
• Protecting the furniture: Please place coasters under bottles and glasses; Please clean up any spills immediately and do not sit on the furniture in wet clothing
• The easiest way to disrupt an enjoyable stay is a plumbing problem. To prevent this, we kindly ask you to please place things like sanity napkins in the sanitary bin we’ve provided in the bathroom.

• Child Safety: To avoid injury, please supervise small children at all times while inside the property.
• Smoking Policy: Smoking is strictly prohibited inside the apartment. You are welcome to use the balcony for smoking. Please note that smoking inside the property will result in a 500 lei penalty fee.
• Pets: Pets are not allowed on the premises.
• Parties and Events: No parties or organized events are allowed.
• Quiet Hours and Schedule: Please respect the designated quiet hours (22:00–08:00 and 12:00–14:00). Standard check-in is from 16:00 to 21:00, and check-out is between 09:00 and 11:00.
• Early/Late Access: An additional fee will apply for requests regarding early check-in or late check-out.
• Long-Term Stays: For stays exceeding 10 nights, a mandatory mid-stay cleaning will be scheduled (following additional payment). This includes a change of bed linens, towels, and toiletries, as well as vacuuming and mopping of the floors and kitchen.
• Invoicing: If you require a fiscal invoice for your stay, we can provide one upon request.
• Damages: Any damage to the property or loss of belongings is the responsibility of the guest and will be billed accordingly.
• Legal Requirement: Completing the accommodation form is mandatory in accordance with Romanian Law (GD 237/2001, republished in 2008, Article 2, paragraph 5). Please ensure you complete the check-in form sent to you via the platform messages.
