Located less than a mile from Bretton Woods Ski Area and a 25 minute walk from the historic Omni Mount Washington Resort, this 5-bedroom, 4-bathroom retreat offers three levels of living space, beautiful views of the ski slopes, and plenty of room for multiple families or larger groups to spread out and relax.

Like many traditional White Mountains homes, the property does not have air conditioning. However, its mountain location and typically cool evening temperatures help provide comfortable conditions throughout much of the summer.

The lower level is designed for fun and flexibility. Guests will find a queen bedroom with partial slope views, a second bedroom with two twin beds, a convenient kitchenette, and a spacious recreation area featuring a ping pong table, TV corner, and game table perfect for family tournaments, puzzles, or evening card games after a day on the mountain.

The main living level serves as the heart of the home. The comfortable living room features a cozy leather sofa, Smart TV with sound bar, and wood-burning fireplace, creating the perfect place to unwind after skiing or hiking. Large windows frame views of the Bretton Woods ski slopes, while the fully equipped kitchen offers granite countertops, stainless steel appliances, and everything needed to prepare family meals. Also on this level is a bedroom with two twin beds and access to a Jack-and-Jill bathroom with a walk-in shower.

Upstairs, the primary suite features a queen bed, beautiful ski slope views, and a private full bathroom with a shower/tub combination with jetted tub. A second upstairs bedroom offers two full beds, making it ideal for children or additional guests, along with access to another full bathroom with a shower.

WHAT TO EXPECT

Arrival and Departure

- Check-in is at 4 PM and Check-out is at 11 AM.

- Early check-ins and Late check-outs are subject to availability.

- A Digital Guidebook is provided before arrival.

- Lock codes are provided 1-hour before check-in subject to signing the Rental Agreement.

- All interactions are virtual, but our office team and ground crew are available for assistance.

Occupancy and Pets

- The total number of guests at the property must not exceed the number listed in the booking. The guest count should reflect the correct number of adults (12+), children (2+), and pets. A nightly extra guest fee may apply for guests above the standard occupancy up to the maximum number of allowable guests.

- Dogs are allowed (maximum of 5 dogs), any other types of animals require approval. All pets including Emotional Support Animals are subject to a Pet Fee per pet. Dogs should not be left unattended in units if there is potential for them to damage the property.

- Respectful Noise Levels: Let's keep the peace! Keep the volume down so all can enjoy their time here. Quiet hours are from 10 pm to 8 am.

Amenities

- Your unit will be stocked with a starter set of consumables including toilet paper, paper towels, a sponge, trash bags, dish soap, dishwasher pods, laundry pods, coffee filters, etc. Additional supplies should be provided by the guest.

- Linens and towels are included in the cleaning fee, with beds made and fresh towels waiting for you upon arrival.

- This home does not have air conditioning. Like many mountain homes in Bretton Woods, it relies on the area's typically cool summer temperatures and natural mountain breezes for comfort.

- Fully equipped kitchen with granite countertops and stainless steel appliances.

- Lower-level kitchenette provides additional convenience for larger groups.

- Smart TVs offer access to streaming apps and cable.

- The main-level fireplace is wood burning. Firewood is not provided but can be purchased on our website and conveniently delivered to your rental or purchased from other local vendors. Impress your family and friends with breakfast bundles, charcuterie boards, and other local products, also available for delivery!

- Ping pong table and game area provide additional entertainment options.

- Use of a fire pit at this property is not permitted.

- No Unauthorized Fires: State and Local Laws regulate the use of fire pits, grills, other open flames, and fireworks. Only use provided grills and fireplaces; permits are required to use fire pits in NH.

Driving Access, Parking, and Entryway

- Remember this area is home to many residents and children. Please follow posted speed limits and drive carefully for the safety of our community.

- Parking is limited to 2 cars. Trailers and oversized vehicles are prohibited. Additional parking may be available in designated overflow areas subject to association rules.

- Winter guests should plan accordingly. Four-wheel drive or all-wheel drive is strongly recommended during snow season.

Trash and Recycling

- You can leave trash and single-stream recycling in the unit at the end of your stay. Your rental includes disposal of your trash after your stay. Additional pickups are available for a nominal fee.

Disclosures

- Agreement to rental policies and house rules is required for all reservations.

- Cancellation policies are followed to ensure fairness to all guests and owners. We strongly recommend purchasing trip insurance as exceptions cannot be made.

- Rural homes may encounter pests like bears, mice, lady beetles, and wasps. To minimize this, we ask that trash not be left outside. We actively manage these situations while prioritizing environmentally friendly methods and limiting the use of chemicals.

- Mountain weather can change quickly and temperatures are often significantly cooler than those found in southern New England.

Our House Rules are designed to promote responsible behavior and respect for others. While we want to keep rules minimal, setting clear expectations is essential. We kindly ask that all guests adhere to all rules to ensure a positive experience for everyone.
