The living room and master bedroom offer breathtaking views of the pond, providing a serene and picturesque ambiance. You can easily access the back deck from both spaces, allowing you to enjoy grilling and relaxation in the midst of this tranquil setting. Please note that the pond on our property is shallower and not meant for fishing or swimming. However, we are less than half a mile from the Erie Canal, which is great for fishing!
Conveniently, the home is located less than 10 minutes away from Clay's Park Resort, which features a swimming lake and a plethora of activities for kids that we highly recommend exploring. Additionally, Clay's Park hosts concerts throughout the year, so be sure to check their schedule before your arrival for a chance to enjoy live music during your stay.
Access to the main floor is via approximately 15 steps from the garage. All bedrooms, the kitchen, living room, and bathrooms are conveniently situated on this main floor, ensuring easy navigation and convenience.
To ensure a restful night's sleep, we provide comfortable mattresses in all bedrooms, catering to both business travelers and families seeking a relaxing stay.
During your stay, you'll have full access to the entire house, yard, garage, and the enchanting pond located in the backyard.

The nearest bus stop is just a short walk away, and there are plenty of ride-share options available in the area. 🚫ABSOLUTELY NO PARTIES — ZERO EXCEPTIONS 🎉
This home is monitored by neighbors and staff who notify us instantly if a party or event takes place. If an unauthorized gathering happens, your reservation will be terminated on the spot and you’ll be required to vacate immediately without a refund (this includes no refunds on any unused nights). Any cleanup related to a party or "gathering" no matter the size will also incur additional cleaning fees and labor/material fees for any damages that were caused.
🚫Renters must be 21 years or older to book and stay.
🤫 Noise:
Please keep noise to a minimum when outside. We use decibel readers (they don’t record conversations) to monitor levels.
🔇 Quiet hours: 10 PM – 8 AM
💸 Excessive noise may result in a $500 fine due to past neighbor complaints.
🚭 Smoking:
No smoking inside the house — $500 fine for violation

🚫 Strictly Prohibited :

Avoid confetti, glitter, water beads, balloons, or tiny plastic/glass/metal pieces.
👫We respect my neighbors to the fullest and will not tolerate any gatherings, parties, or unauthorized guests. If you violate any of my house rules or those of the OTA community, you will be required to vacate the property immediately, and no refund will be issued for any unused nights.
🔥 Grill Use:
If the property is equipped with a grill, guests are responsible for refilling the propane tank if needed—but don’t worry, just send us the receipt and we’ll reimburse you!
If it’s a charcoal grill, be sure to bring your own charcoal. Happy grilling!
🐾 Pets:
Max 2 dogs: $125 flat fee
Requests for 3rd or 4th dogs are subject to approval and an additional $100
❗Pets must be disclosed and approved in writing before your stay. Undisclosed pets will result in a $150 fee and may lead to cancellation without refund.

👟 Shoes off inside:
Please remove shoes indoors to help keep the home clean — the asphalt driveway can track in dirt. We appreciate your understanding!

📌A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. Guests may choose either a $300 refundable security deposit (pre-authorized hold, not a charge, released after a damage-free inspection) or a non-refundable damage waiver of $30, which covers accidental damages beyond normal wear and tear.
