✦ Agreement Form – A form must be signed before your stay. You’ll receive it in advance.



✦ Pool & Heating – The pool is yours to enjoy! If you want it heated, there’s a non-refundable fee. To have it warm in time, please pay at least one day before arrival.



✦ Check-In & Early Check-In: -Standard check-in is 4 PM. Your access code won’t work before this time unless you’ve arranged an early check-in. -Early check-in is available for a $20 fee, subject to availability. The exact time will be confirmed by us.



✦ Late Check-Out – Want to stay a little longer? Late check-out is available for a $20 fee (based on availability). Let us know in advance, and we’ll confirm the time.



✦ Pets – Dogs are welcome! No breed or size limits. There is a $50 fee per dog. No cats allowed.



✦ Trash & Recycling -Please take out trash and recycling every Monday during your stay. A fee may apply if this isn’t done. -If bins are overflowing at checkout, an extra disposal fee may apply. Help us keep the property clean!



✦ Safety -No pool fence – Always watch children closely around the pool. -Backyard is not fully fenced – The canal is nearby, so supervise kids outdoors.



✦ Pests – Florida has common insects like ants, roaches, and mosquitoes. To prevent them: -Keep doors and windows closed. -Don’t leave food out. -We treat the home regularly. If you see pests, let us know, and we’ll handle it after your stay.



✦ Payments & Security Deposit -Full payment is due at booking. -A $500 hold will be placed on your account at booking (not charged). It will be released 7 days after checkout if there’s no damage. *WE DO NOT COLLECT THE DEPOSIT FOR AIRBNB RESERVATIONS*



✦ Issue Reporting Policy:

-Guests must report any issues within the first 15 minutes after check-in.

-After 15 minutes, we will assume everything is in good condition, and no complaints will be accepted.
