This one-of-a-kind retreat is the perfect place to launch a large-group Cincinnati adventure. It has luxurious amounts of private outdoor space, bedrooms, and bathrooms. It`s set up as two separate but connected apartments, which makes it perfect for family reunions, and bridge/groom groups (groom`s family in one half, bride`s in the other).

Right off of Ziegler Park in Over the Rhine, you`re a quick walk to restaurants, bars, cafes, and more.

This compound is set up as two spacious, separate homes with shared access to the private central courtyard. You`ll find that the crown jewels are certainly the outdoor spaces: a large, private outdoor patio, a separate sunbathing deck, and a roof deck.

Each of the two homes has a fully-stocked kitchen, a living room, and dining area. You`re steps from Ziegler Park and less than a block to your neighborhood cafe, ice cream, and some restaurants. You`re also only a 5 minute walk to Main Street OTR and just a few more minutes beyond that to Vine Street OTR

Airbnb has put in place a global ban on parties. Parties are **strictly** forbidden in all Airbnb listings. If we have any reason to believe that you intend to throw a party, you will be denied entry without refund. Please contact us if you have questions about this policy. Cincinnati Municipal Code considers unauthorized parties to be criminal trespassing under ORC 2911.21

You may also be denied entry on the basis of any of the following if you do not send a message *before* completing your reservation. If you meet any of the following criteria you may be required to sign a contract, put an ID on file, and pay a security deposit:

i) If you are from the local area, or ii) If you are booking same-day, or iii) If you have negative reviews or no reviews.

Pendleton / Ziegler Park is arguably the best neighborhood in all of downtown. It`s safe and clean but only a short walk to everything that Over the Rhine and downtown have to offer. You can walk pretty much anywhere from here. You`re right on Ziegler Park, a five minute walk to Main Street, and less than a ten minute walk to Vine Street. You`ll find yourself a mile from Great American Ballpark and Paul Brown Stadium.

It`s so easy to get around -- walk everywhere if you`d like. If walking isn`t your thing, you`ll find plenty of Lime and Bird scooters, Redbike stations, and of course there`s public transit. Alternatively you can use your vehicle.

----------Section 1 - Security Deposits:------------

This property has a security deposit hold collected by us via credit/debit card. It is similar to an incidentals hold that you would pay at a hotel prior to checking in. At our discretion we may waive this deposit hold. We collect this security deposit through your credit card. It is between $300 - $500 (see the listing check-out page for details).

----------Section 2- Important House Rules (and Consequences) ------------

We strive to provide a polite request to come into compliance with our rules in the event of issues. If the request is not honored then your reservation may be terminated without refund, at our discretion.

SAME-DAY RESERVATIONS: If you are placing a reservation for same-day check-in, please contact us first. If you place the reservation without contacting us first then you may be denied entry, at our discretion.

CONSEQUENCES FOR THROWING PARTIES INCLUDES PROSECUTION: Parties and amplified music are strictly forbidden without our advance, written consent. Under Ohio Revised Code and Cincinnati municipal code, throwing an unauthorized party is considered criminal trespassing. See ORC 2911.21. If you throw an unauthorized party, we may choose to press charges for criminal trespass. You and your guests may be arrested on-site and prosecuted to the full extent of the law, at our discretion. Whether behavior constitutes a party is determined at our sole discretion, but would include things like bringing extra guests into the property, people coming in and out, etc.

NOISE AND DISRUPTIVE BEHAVIOR: Please observe quiet hours from 9:30pm-8am. In the event of a disturbance, one polite request (warning) may be given to come into compliance. If the request is not honored then your reservation will be terminated without refund. Amplified music is strictly forbidden at all hours without our advance written consent.

SMOKING AND FLAMES NOT ALLOWED: Do not smoke or light anything in this property. This includes tobacco, marijuana, incense, candles, hookah, and anything else.

VIOLATING OUR RULES MAY RESULT IN RESERVATION TERMINATION: At our discretion, we may terminate your reservation for a violation of our house rules -- no matter the time of day or night. You will not be refunded and may incur additional fees.

DISHONEST OR ABUSIVE BEHAVIOR: Dishonest behavior may result in termination of your reservation without refund, at our discretion. Abusive behavior will result in termination of your reservation without refund: yelling at, screaming at, swearing at, or menacing members of our team is considered abusive behavior.

WE RETAIN COMPLETE CONTROL OF THE PROPERTY: We reserve the right to terminate any reservation for any reason without refund if we believe, at our sole discretion, that you have done anything or intend to do anything that would harm people or property, disturb our neighbors, or harm the reputation of our property. If we have any reason to believe that you intend to throw a party then you will be denied entry.

----------Section 4 - Additional Fees and how to Avoid Them ------------

The following may incur a fee:
1) Cleanup of human biomaterial (e.g. vomit, defecation) will result in a minimum $300 cleaning fee.

2) Pet hair: $300 cleaning fee for cleanup of excessive pet hair, at our discretion. If you have a pet that sheds, bring lint rollers and remove your pet`s hair from the property.

3) Stains on the carpets or linens: $89 cleaning fee per item or cost to replace, whichever is higher.

4) Smoking ANYTHING indoors: $300 cleaning fee. No exceptions. Just don`t do it.

5) There is a $170 re-keying fee for unreturned keys. Unfortunately if you do not return the key then we have no choice but to have a locksmith change the lock.

6) Deep Cleaning: Units found with unreasonable amounts of waste, in complete disorder, and/or “trashed” will be subject to an additional $200 cleaning fee, or actual cost to clean, whichever is higher. Stays longer than 14 days are subject to an additional $120 deep cleaning fee which we will collect through the Airbnb resolution center.

7) Security fees: If we incur security / fire department / police fees or other costs arising out of or in connection with your behavior at the property, then you will be billed the cost. The minimum security fee is $150.
