ADDITIONAL HOUSE RULES

Welcome to Sunset Oasis SXM. We are happy to host you and hope you enjoy your stay. Please follow these rules to keep the home safe, comfortable, and well-maintained.

GENERAL HOUSE RULES
• No smoking inside or on the patio while using patio furniture.
• No pets are allowed.
• No parties or loud gatherings.
• Quiet hours are 10:00 PM to 9:00 AM.
• Please respect neighbors and the community.
• Do not move indoor furniture outside.
• Report damage, breakage, leaks, or maintenance issues immediately to Seyannah Properties.
• Guests are responsible for damage caused during their stay.
• Lock all doors and windows when leaving the property.

POOL RULES & SAFETY – SWIM AT YOUR OWN RISK
• There is no lifeguard on duty. Guests use the pool at their own risk.
• No diving or running around the pool.
• Children must be supervised by an adult at all times.
• No glass, bottles, or breakable items in or around the pool. Use plastic or pool-safe cups only.
• If glass breaks in or near the pool, the pool may need professional cleaning and refilling at the guest’s expense.
• Do not use the pool if under the influence of alcohol or feeling unwell.

SLIPPERY OUTDOOR AREAS
• Outdoor lounge areas, the pool deck, and areas around the pool may become slippery when wet.
• Walk carefully and do not run. Non-slip footwear is recommended when wet.

POOL MAINTENANCE
• Pool maintenance and cleaning are scheduled Mondays and Thursdays.
• Please do not be alarmed if the maintenance team is outside; they are keeping the pool clean and safe.

OUTDOOR CUSHIONS & DAYBED COVER
• When the daybed is not in use, place the cover on it to protect it from sun, rain, lizards, pigeons, and other outdoor elements.
• Please cover the daybed at night.

AIR CONDITIONING
• Do not run the AC while doors or windows are open. Keep sliding doors closed when AC is on.
• Turn off the AC when leaving and in unused rooms.
• Running AC with doors open can cause leaks, system damage, and high utility costs.

PARKING
• Guests have 1 parking space in front of the unit.
• Additional parking may be available in the community parking lot.
• Use designated parking only. Do not block driveways, cars, roads, or neighboring homes.

GARBAGE
• Bag all garbage and bring it to the garbage bins at the bottom of the hill.
• Tie garbage bags securely.
• Do not leave garbage inside after check-out or outside the front door or near the pool.
• Do not leave food waste exposed.
• Dispose of garbage regularly.

SAND & BEACH CLEAN-UP
• Rinse sand from your feet using the outside tap before entering.
• Sand can clog drains, scratch floors, and damage showers and plumbing.

WATER TANK, PUMP & UTILITY WATER
• If main utility water goes out, the personal water tank and pump system will activate. Please use water responsibly.
• Report water pressure issues, unusual pump sounds, or loss of water immediately to Seyannah Properties.

IMPORTANT: DO NOT TOUCH EXTERIOR WATER VALVE OR HOSE
• Do not touch the water valve in the exterior lounge area against the back of the kitchen wall.
• Do not adjust or tamper with the hose connected to the pool/water system. The valve must remain in its designated position for proper pump function and water level.
• Tampering may cause the pump to run dry and burn out. Guests may be responsible for resulting damage.

FIRST AID KIT & FIRE EXTINGUISHER
• The first aid kit and fire extinguisher are located at the bottom of the stairwell.

STOVE / OVEN & FIRE SAFETY
• A blind is located near the oven/stove. Keep it fully open and away from the heat source while cooking.
• Never leave the stove or oven unattended.
• Turn off the stove/oven fully after cooking.

BOTTOM STAIRWELL BLIND & HURRICANE SHUTTER
• Keep the blind at the bottom of the stairwell raised at all times.
• Keep the hurricane shutter in that area closed at all times.
• Do not lower the blind or open the shutter. This helps protect the blind and home.

OWNER CLOSETS & PRIVATE AREAS
• Do not access locked closets, storage areas, private cabinets, or owner spaces.

MICROWAVE – SMEG FMIU020X
• Place food in a microwave-safe dish. Do not use metal, foil, or cutlery in microwave mode.
• Close the door firmly and select microwave, defrost, or grill/broil as needed.
• Set the time/program and press Start/Quick Start.
• For grill use, use grill-safe dishes; surfaces may become very hot.
• Use oven mitts when needed and wipe spills after the appliance cools.
• Do not run the microwave empty or place metal inside during microwave cooking. Contact the host for assistance.

WASHER & DRYER – LG FRONT LOAD
Washer:
• Place laundry inside, add a small amount of HE detergent, select a cycle, and press Start/Pause.
• Use Normal for most laundry, Towels for towels, and Delicates for light items.
• Remove laundry promptly and leave the door slightly open after use.

Dryer:
• Clean the lint filter before use.
• Place wet laundry inside, select a cycle, and press Start/Pause.
• Use Normal for clothing, Towels for towels, and Delicates/Low Heat for lighter fabrics.
• Remove laundry when finished and clean the lint filter again if needed.
• Do not overload, dry sandy or soaking-wet items, or place shoes, rubber items, or oily/greasy items in the dryer. Contact the host for help.

STOVE – ELECTROLUX KCC83443 EXTRACTOR HOB
• Use only induction-safe cookware and place it flat on the cooking zone.
• Turn on the hob, select a cooking zone, and set the heat level using the control bar.
• Use the built-in extractor while cooking and select a fan speed or automatic hood function if available.
• Leave the extractor on for a few minutes after cooking.
• Turn off all cooking zones when finished and wipe the hob after it cools.
• Use a soft cloth; do not use sharp tools or abrasive cleaners.
• Do not remove filters, open the extractor housing, or attempt repairs.

TROPICAL ISLAND REALITY
• Sint Maarten is a tropical island. Occasional insects, lizards, iguanas, salt air, dust, sand, utility interruptions, wind, or rain may occur despite regular care.
• Report concerns immediately so our team can assist.

A NOTE ABOUT ISLAND WILDLIFE:
One of the charms of a tropical island is that nature is never very far away. Sint Maarten has free-roaming iguanas, geckos, birds and other tropical wildlife, and they may occasionally visit gardens, terraces or pool areas. Although our team regularly cleans and maintains these spaces, wildlife movement cannot be fully controlled. If an animal leaves droppings or creates a mess during your stay, please notify us rather than handling it yourself, and we will arrange cleaning as soon as reasonably possible.

DO NOT TAMPER WITH PROPERTY SYSTEMS
• Do not attempt repairs, reset equipment, move routers, adjust pool valves, open mechanical rooms, or tamper with pumps, breakers, gas lines, water valves, shutters, owner systems, or locked areas unless instructed by Seyannah Properties.
• Contact Seyannah Properties if anything is not working properly.

KEYS, REMOTES & SECURITY
• Lost or unreturned keys: US$250 for the gate remote and US$150 for hard keys.
• Lock all doors and windows when leaving.
• Exterior security, gate, or doorbell cameras may be present. No cameras are located inside the home or private guest areas.
• Do not access locked closets, storage rooms, or private cabinets.

VALUABLES, LIABILITY & MANAGEMENT RIGHTS
• Guests bring money, jewelry, passports, electronics, and other valuables at their own risk. Owners, staff, and management accept no liability for loss or damage.
• Safety deposit boxes may be available where provided.
• Guests agree to follow all house rules and are responsible for applicable costs and charges.
• Management may remove guests who violate the rules without refund.

COMMUNITY DEVELOPMENT NOTICE
Our villa is fully completed and ready for guests. This is a growing residential community, so some nearby condos and villas may have daytime construction or finishing work. This has not disturbed past guests, but we want to be transparent. The villa remains private, comfortable, and relaxing, and we are available for questions before or during your stay.
