Welcome to the Juniper Room at San Ayre Court: a private, pet-friendly studio on the historic Westside of Colorado Springs, minutes from Manitou Springs, Garden of the Gods, Old Colorado City, Red Rock Canyon and Pikes Peak.



You’ll have a comfortable queen bed, private bathroom, kitchenette, fast Wi-Fi, heating and air conditioning—and your own complimentary garage parking space. That means no circling the block, no parallel-parking drama and no scraping frost from the windshield on a chilly Colorado morning.



This is an easy, affordable base camp for two adults, a solo adventurer or a small family traveling with a young child. Stay for a weekend, work remotely for a month or disappear into the mountains for as long as your schedule permits.



WHY SEPTEMBER IN MANITOU?



September may be the best month of the year in the Pikes Peak region. The summer crowds begin to thin, the mornings turn crisp, the aspens start changing and the trails are still calling.

And Manitou Springs is not exactly shutting down for the season.



SEPTEMBER 19–20: PIKES PEAK ASCENT & MARATHON

Watch astonishingly determined—or possibly unhinged—runners race from downtown Manitou Springs to the 14,115-foot summit of Pikes Peak.

The Ascent climbs 7,800 vertical feet on September 19. The full marathon goes up and comes all the way back down on September 20. You can run it, cheer from town or simply enjoy your coffee while feeling extremely sensible about your own life choices.

San Ayre Court puts you close to Manitou without requiring you to stay in the middle of its event-weekend parking chaos.



SEPTEMBER 26: MANITOU SPRINGS HERITAGE BREWFEST

Local and regional breweries, craft beer, live music and food take over Fields Park in Manitou Springs for the annual Heritage Brewfest.



ANY SEPTEMBER DAY

Even without a festival, you can:

* Hike through Garden of the Gods

* Explore the trails at Red Rock Canyon

* Ride the Cog Railway up Pikes Peak

* Attempt the Manitou Incline and reconsider every decision that led you there

* Browse the wonderfully strange shops of downtown Manitou

The Juniper Room is a fully furnished private studio for up to two guests, with room for a Pack ’n Play when traveling with a baby or toddler.

PRIVATE KITCHENETTE

The kitchenette gives you a convenient place to make coffee, prepare a simple breakfast, store drinks and snacks or avoid paying restaurant prices for every meal.

It is particularly useful for longer stays, work assignments and guests who believe coffee should be available before pants are required.



BRING THE SMALL TRAVELERS

Traveling with a baby or toddler already involves enough equipment to support a minor expedition. Let us lighten the load.

A Pack ’n Play and high chair are available upon request. Because this is a compact studio with one queen bed, it works best for two adults or a small family traveling with one young child.



BRING THE FURRY TRAVELERS, TOO

Dogs should not have to miss Colorado.

The Juniper Room is pet-friendly and close to trails, parks and outdoor adventures throughout Manitou Springs, Garden of the Gods and Colorado Springs’ Westside.

A one-time fee of $40 per pet applies. Please include every pet on the reservation so we can prepare properly and apply the correct fee.

Pets may not be left unattended in the room unless safely crated. They may sleep in their own bed, your bed or sideways across the entire bed while you cling to the edge. That part is between you and your pet.



FREE GARAGE PARKING

Yes, genuinely free garage parking. This matters more than it sounds—especially during Manitou event weekends, chilly mornings and busy fall travel dates. You can come home after hiking, sightseeing or sampling craft beer and know exactly where your car is going.

The Juniper Room is equally suited to a quick escape or an extended stay.

With fast Wi-Fi, a private bathroom, kitchenette, heating and air conditioning, shared laundry and included garage parking, it works well for:

GUEST ACCESS

The Juniper Room is completely private and has its own smart-lock entry code. Contactless check-in means you can arrive independently after the designated check-in time.

The outdoor area, laundry facilities, vending machine and some portions of San Ayre Court are shared with guests staying in other accommodations.



GOOD TO KNOW

San Ayre Court is near West Colorado Avenue, so you may occasionally hear traffic or notice activity from the road.

The washer, dryer and vending machine are located elsewhere on the property—not inside the room.
