**Cancellation & Refunds (Direct Bookings)**

All sales are final. **No refunds.**

This includes events beyond anyone’s control (**“force majeure”** = severe weather, city-wide power/internet outages, road closures, airline issues, illness) and personal preferences (decor, noise, “vibe,” etc.).

**Only two exceptions — report immediately at arrival, before entering:**

1. **Host-side access failure:** You must **contact us immediately within ample time of your initial check-in** so we can troubleshoot, repair, or **relocate** you if a device fails or no one is available to assist.
2. **Uninhabitable on arrival:** Provide **timestamped photos/video**; if we can’t promptly fix or relocate, **unused nights** may be refunded.

**Rule violations** (party, extra guests, smoking, banned pets) or **eviction = no refund**.

If booked via Airbnb/Vrbo/Booking, **their policy governs**.
