Thank you for your kind remarks about our home. We are so sorry you were unhappy with our team communication during your stay. We provide our house rules in writing to every guest at the time of booking. The rules have to be read and agreed upon prior to making the reservation. A follow up phone call is also made to our guests a few days before arrival to confirm number of guests. Our rules state that “any visitors beyond the number of registered guests in your booking will be charged a $50 per person per day user fee unless an event is arranged in advance”. Your booking was for 6 overnight guests, which is our minimum rate. Nothing was mentioned to our team that you would host over 25 people in our home, with 15 cars lining the streets, and a continued gathering outside that lasted well beyond our 10PM city mandated curfew. So, although the timing was unfortunate, a large event was observed by our team that afternoon, and communication was then made to remind you of our event rules. The fee for that large of an event is $1000 with a $500 damage deposit— which was returned to you. Our reality when 20-30 extra guests come into our home is that we incur extra cost for cleanup of the house, pool and grounds. We have to pay our team to haul away the equivalent of 2 weeks worth of trash created by an event (which with your stay involved the remains of a crawfish boil) There is also the added wear and tear on the house and it’s systems. The added use of the mechanics of the house—the HVAC, utilities, water and sewage also spikes our costs. We absolutely love hosting special events in our home as long as our guests toe the line, are up front with how many guests will be there, and pays for that extra use. We make doubly sure all our guests are provided with this explicit advance communication.

We have also provided sources in our book about fishing and kayak rentals so that this info is more handy. Re the towels, we can only put out a few at a time due to restricted space and want our guests to feel free to help themselves to extra towels stored in the linen closet. We are so sorry about the disturbance across the street- this was a very rare occurrence. We have lived in downtown Rockport for over 10 years and it's always felt quiet and safe. The business you mentioned is also right next door to one of our fav lunch spots in Rockport---Apple Dumpling Deli, and a block away from several of our other fav dinner restaurants. We look forward to hosting your family again for a future stay!

We tried our best to fix this problem during your stay. As it turns out, our electrician found and fixed the issue by crawling under the house. (It was a complex issue with that one bedroom's breaker cut off - due to some residual effects from Hurricane Harvey.) The Owner wants to refund you the $150 charge to make up for your inconvenience. If you could contact the property manager, Malynda Williams, we will make these arrangements. Thank you for your amazing comments and review! Not many people know that the Wood House is just a few blocks away from the Rockport Beach. Walk, bike, or take a golf cart, and since it's a calm, shallow bay beach, it's very kid friendly. Then come back and ditch the salt water for the pool! We even have an outdoor shower to wash away the sand. We look forward to hosting your family again!
