We are just over a mile to Old Town Cottonwood, 20 minutes to Sedona and right in the heart of the Verde Valley Wine Country. Our home has been thoughtfully curated with all new modern and comfortable decor. A new Hot Tub has been added to soak your worries away! Centrally located to all that the all the Verde Valley has to offer, you’ll be just 20 minutes to Sedona, 1 mile from the fabulous restaurants in Old Town Cottonwood, 10 minutes to Jerome, 1 hour to Flagstaff and 2.5 hours to the Grand Canyon!

Living Space:

The Tipsy Moon is a modern, mid-century, fully updated 1,200 sq ft home.

The newly renovated home comfortably accommodates up to six people, with one opulent king bed and 2 queen-sized beds, perfect to retire in after a full day of exploring. Our guests rave about our beds. Some have said it is the best sleep they have ever had. All of the bedrooms are outfitted with black out curtains as well as ceiling fans and portable fans. We also provide a pack-n-play for your use.

A home like this would not shine in its best light if it did not have a private space where you can relax and enjoy the serenity. Luxury hot tub that takes stargazing to a new level, outdoor dining area under the covered patio and seating area. Relax at home while the BBQ is getting ready, and dine under the magnificent Arizona sky in the romantic setting enriched by the glow of the charming string lights

Main Bedroom - King Bed
The beautiful master bedroom is at the back of the house and has direct access to the private covered private patio. The master bedroom has a new high-end king bed and mattress, black out curtains and a small, cozy and fully updated full master bathroom. It is setup for comfort and relaxation. A built-in desk area is a great spot to get some work done or just surf the web. There is also a large master closet with a dresser inside.

Kitchen:
The kitchen is fully stocked with all the essentials for making breakfast to preparing full family meals. We have a full size electric oven, dishwasher, refrigerator and microwave. We provide pots, pans, toaster, food storage, mixing bowls, blender, Keurig Coffee Maker, Regular drip coffee maker, wine glasses and wine openers. There is also a Brita water filter provided in the refrigerator.

Bathrooms:
2 Fully updated beautiful bathrooms.
Enjoy the use of the complimentary shampoo, conditioner and body soap. Hair Dryers provided in both bathrooms. Master bathroom is adjacent to the master bedroom. The master bath is small in size but big in character! Both bathrooms provide bathtub/shower combos.
*Linens are provided for all sleeping spaces. We provided two bath towels for each guest as well as washcloths and black makeup towels for removing makeup.

Outdoors:
The Tipsy Moon has a large covered private outdoor area equipped with an outdoor sofa and two chairs as well as an outdoor dining table (seats 4). There is also an outdoor fan to help keep things cool! A BBQ is provided for your use and a 43" Roku TV to watch your favorite shows while you BBQ up dinner. Enjoy a meal or a glass of wine all while relaxing in the shade of the covered patio.

Entertainment:
- 58” TV with Roku in the Family Room.
- 42” Roku TV on the outdoor patio
Enjoy Pluto TV (local channels) or login to your Netflix, Hulu, YouTube TV and other apps.

We have one security camera that points towards the carport and the breezeway and front patio area. The camera records sound and images. Please do not tamper with the camera. The camera is on 24/7 and will be on during your stay.

WIFI:
High speed wireless internet up to 250 Mbps.

Noise:
We are located in a quiet residential neighborhood. Quiet hours are from 9pm to 8am to respect our neighbors. This is a family neighborhood and some neighbors do have dogs. At times dogs may bark, but typically owners bring dogs inside if they do start to make noise. We have a fully fenced yard.

Laundry + Cleaning:
A washer and dryer are provided for your use. We also provide laundry detergent for your stay.

Garbage Day:
The outside trash bin is located to the side of the house in front of the gate.
* We provide a concierge service for garbage and they will pickup the cans on Friday morning and then return them.

Guest access:
Keyless coded entry. Our home is your home during your stay. We will provide you with your personal entry code before arrival.

SUPPLIES:
We provide starters of toilet paper, paper towels, laundry detergent, dishwasher soap, soaps, toiletries and coffee.
Please note that you will need to purchase additional supplies if needed.

Guest access
Guests will have access to the entire home and outdoor areas. We have two covered (carport) parking spaces and additional parking in the driveway. Please Do Not park in front of neighbor's homes or mailboxes.

Other things to note:
While we do sweep and cleanup the covered porch and front entryway after each stay, please note that due to weather, wind, native plants, dust and other factors these areas can experience debris/dust. Please contact us if you have any concerns. We do provide a broom for the outdoors (in the entry hall closet labeled 'outdoor') that can be used at your convenience. Please also note that this is Arizona and we do have bugs. We do provide bug spray under the sink.

No parties, smoking of any kind in or around the property, no pets, no additional guests that are not registered at the time of booking, we are in a quiet residential neighborhood and quiet hours are between 9pm and 8am to respect our neighbors. We will assess an additional $100+ fee for each violation and guests may be asked to leave the property with no refund. Thank you for understanding.
