Welcome to Villa Belvedere, our stunning, spacious 5 bed lake view home with private south
facing pool and spa for day long year-round sunshine.
Beautifully positioned with no rear neighbours on a large extra wide lot surrounded by water
and conservation land within the prestigious secure gated community of Watersong.
The Villa
Villa Belvedere is set on a large wide plot with no rear neighbours and offers a tranquil retreat
to the hectic theme parks. From our enclosed lanai (patio) and pool deck, we have beautiful
uninterrupted views over a small lake and a conservation woodland area which provide home
to a wide variety of birds and wildlife.
With over 3,300 sq. ft. of living space, our spacious, five-bedroom, four and a half bathroom
two storey home is one of the larger Watersong properties and comfortably sleeps up to ten
guests.
Our home offers everything you need for the perfect family or friend’s getaway.
Tastefully furnished to suit guests that want and appreciate exceptional style, comfort and
quality and expertly maintained by our Management Company, ensuring that the villa is kept
immaculately clean both internally and externally.
The Pool and Spa
Our south facing paved pool deck is fully screened to help keep the pool clean and bugs out. As
there will be lots of sunshine, we have six sun loungers for the sun worshippers and a covered
lanai with ceiling fans and lights providing shade and shelter with seating for ten at two patio
tables.
Our large 30x15ft pool and spa are maintained weekly and due to our position enjoy day long
sunshine all year-round.
With safety in mind, the pool and spa are separated from the lanai (patio) area by safety
fencing to stop young children entering the pool unsupervised. Both the pool and spa have
recently been equipped with hand rails for ease of access.
Just inside the rear door from the deck area there is a ½ bathroom (WC) so that you can dry off.
After a busy day out, you can enjoy some peaceful time and dine al fresco; take an evening
swim with underwater lighting; and relax with a calming water massage in the jet spa whilst

taking in the stunning views as the sun sets over the lake and trees with nature as your back
door neighbour.
The pool and spa can be heated (optional extra) so the water will be lovely and warm during
the winter months. Pool towels are provided.
General
A relaxing experience awaits you after your exciting days at the Theme Parks, the Golf Courses
or wherever you decide to spend the day.
Decorated to a comfortable elegant and modern style with high ceilings all rooms are light and
airy.
Air conditioned throughout (new system installed in 2024) and fully equipped to a high
standard to meet all your vacation needs.
Guests will enjoy free Wi-Fi, and all TVs are Roku equipped to allow access to our guests’ own
video streaming accounts such as Netflix, Amazon etc.
Your comfort and enjoyment are our priority, and every effort has been made to ensure this.
Comfortably sleeping up to ten guests; we have five large bedrooms; two master King-size
suites; one Queen-size double ensuite, and two twin bedrooms with a shared bathroom.
As you enter the villa there is an open-plan tiled space which includes the well-equipped
kitchen, breakfast area and lounge/family room.
A separate carpeted dining area is available for more formal dining and the ground floor also
boasts a master U.S. king-size bedroom suite as well as a ½ bathroom (WC) just off the
Lanai/pool deck, a laundry room and a games room.
Upstairs, we have a second lounge/family room, the second of our master King-size suites, a
Queens size ensuite and two twin bedrooms sharing a bathroom.

In more detail, downstairs on the ground floor
We have our high specification modern kitchen with granite work surfaces, a multi-functional
oven and ceramic hob, an overhead microwave, a dishwasher, sink with waste disposal and a
large American style fridge/freezer that dispenses refreshing filtered ice cool water and ice for
those hot days and evenings!

In addition, at your disposal is a pantry for your food and appliances including: coffee filter
machine, kettle, toaster, blender, sandwich toaster, and smoothie maker and ample cupboards
containing a full range of pots, crockery, utensils, glasses and cutlery. We also have ‘patio safe’
tableware for your use whilst outside.
The kitchen has a breakfast bar seating four people and off the kitchen, overlooking the pool
deck, is the breakfast area with an informal dining table with further seating for four.
If you do not want to cook, then phone for a take-out - calls to all US numbers are free to our
guests and you can use the free wireless broadband internet access to Google (c) for choice of
restaurants.
For those special dining occasions, adjoining the lounge, we have a beautiful separate dining
area with seating for eight in style and comfort.
It is ideal for special occasions such as Easter, Thanksgiving and Christmas and of course for
those special family get togethers.
The main living area's open plan design is spacious allowing everyone to remain connected
whether in the formal dining area, kitchen, breakfast nook area or the lovely relaxing
lounge/family area with comfy seating and a wall mounted 65” 4k ultra HD Roku enabled flat
screen cable TV.
On the ground floor, privately situated on one side of the villa and ideal for guests with limited
mobility, we also have the first of our two spacious luxury master bedroom suites, with a U.S.
King-size bed, 40" Roku enabled flat screen TV, large chest of drawers and bedside cabinets,
ensuite with his and hers double vanity/washbasins, large walk-in double shower and toilet.
We know that you are on holiday but if you need to do laundry, we also have a separate well
equipped laundry/utility room conveniently situated between the garage and kitchen area
housing a large washing machine, tumble dryer, iron and ironing board, vacuum cleaner,
dustpan and brush, broom and other cleaning items should you require them.
Our ground floor ½ bathroom/WC is conveniently located just inside from the pool deck so not
too far to go when outside.
And finally, for your added entertainment, our garage has been converted into a games room
including: a pool table; table foosball/football; air hockey table; seating and a fan making it yet
another great space for keeping everyone entertained.
Upstairs, you will find our remaining bedrooms and the ‘loft’ area, which provides a second
family seating/lounge area with a large comfortable corner sofa and a 55” flat screen Roku

enabled TV, so two lounges to allow guests to spread out with no need for arguments over
what to watch or play.
Our second luxury master bedroom has a U.S. King-size bed, 40" Roku enabled flatscreen TV,
and large chest of drawers and bedside cabinets, large walk-in closet, ensuite with his and hers
double vanity/washbasins, large walk-in double shower and WC.
The queen double bedroom has a U.S. Queen-size bed, 40” Roku enabled flatscreen TV, and
large chest of drawers and bedside cabinets, closet, ensuite with washbasin, tub/shower and
WC.
The two twin bedrooms each have 40” Roku enabled flatscreen TVs, closets, large chest of
drawers and bedside cabinets and share a bathroom with basin, tub/shower and WC.
Other/Amenities
There is parking on the drive at the front of the villa for two family sized vehicles.
Villa Belvedere is just a short 2 to 3 minute walk (approx. 350m) from the newly redecorated
(2025) resort Clubhouse with its large, beautiful resort style zero entry (no steps) pool and spa
open each day from 08:30 until dusk.
The Clubhouse also includes a cybercafé equipped with terminals, a printer, high speed internet
access and a coffee machine outside. You will also find local information and attraction
brochures in the cybercafe. The Clubhouse also includes: a well-equipped gymnasium with a
range of cardiovascular equipment; a spacious lounge area with large screen TV; a sand
volleyball court; a small putting green; and a children’s play area. All of this is free of charge to
all our guests.

Our home is expertly maintained to the highest standards inside and out by local long-established property management company, Homes of America Management. They are available during office hours to resolve any problems or questions about our home and they are on-call 24 hours for any emergency. They also offer extra services that guests may require details on request.

Please note:

This property is self-service--meaning the guest will need to provide their own toiletries such as cleaning supplies, paper towels, soap, shampoo/conditioner, toilet paper, detergent, etc. Upon arrival, each property shall have a toilet roll on each toilet roll holder, a trash bag in each trash can and a soap in each bathroom for your use. Any further items beyond this will need to purchased by guests as per their individual needs.
You are welcome to purchase a Starter Kit from our office with some of these supplies if you wish.
