You'll be charmed by this private house with its beautiful large swimming pool, located in the hills above Draguignan in a very quiet neighborhood with no neighbors opposite, on 9,000 m² of land planted with Mediterranean trees, terraced with breathtaking views of the Massif des Maures.
Access is via a narrow paved road for one car. Welcome to PROVENCE.
This property is fully secured by an electric fence.
One dog per stay is allowed at a cost of €5 per day.
There are two buildings side by side on this property:
1. The villa is on one level and consists of a large living room with a fireplace, a separate fully equipped kitchen, two bedrooms with double beds, and one bedroom with four single beds (1.00 x 2 m), two bathrooms, one with a bathtub, and a laundry room.
2. The second building will be used privately by the owners.
All around are large terraces, and below you will see a majestic 12 x 6 m saltwater swimming pool with a private boules court.
Around the terraces you will find a ping pong table, a gas barbecue, and a hammock.
Ideal for a stay with several families or friends.
Access is via a narrow paved road.
The location is perfect between the sea and the mountains for visiting the region.

Ideally located 5 minutes from DRAGUIGNAN, close to all amenities, just 20 minutes from the ARCS SUR ARGENS train station and 1 hour from NICE airport, approximately 35 km from the sea (Saint Aygulf, Sainte Maxime, Saint Raphael, and Saint Tropez) and 1 hour from the Gorges du Verdon, between 10 and 30 minutes from all the villages of the Haut Var and their Provençal markets, popular for their wine tastings, goat cheeses, tapenades, anchoiades, olives, and more.

Many charming villages and tourist attractions are just a few kilometers away, such as: Tourtour, voted the most beautiful village in France, which rises to 635 m with its flower-filled streets and fountains.
Cotignac: a village of character nestled at the foot of a majestic rock from which a waterfall cascades. Old houses with 16th and 17th century facades, narrow streets, fountains...
This region is excellent for sports:
Numerous bike rides can be done from the villa.
The Var also offers many trails for road bikes and mountain bikes, including the 25 km European route from FLAYOSC to SILLANS LA CASCADE.
The Verdon Gorge is only an hour away for paddleboarding, canyoning, rock climbing, kayaking, and more.
Mountain bike, road bike, and mountain bike trips can be organized with or without a guide, and bikes can be made available for your stay.
Canoe and kayak trips can be organized with different routes on the surrounding rivers.

Tennis and padel courts 10 minutes from the villa.
And the sea is only 30 minutes away for snorkeling, boating, water skiing, paddleboarding, diving, fishing...

The house is spacious and very pleasant, perfect for recharging your batteries and retreating into nature.
Its south-facing position with terraces adorned with a mulberry tree and a large fig tree for shade, and a landscaped garden with olive trees and other Mediterranean species, will allow you to enjoy the sun at any time of the day.

RENTAL TERMS AND CONDITIONS AND ADDITIONAL COSTS
Upon arrival, you will need to pay CHRISTINE €150 in cash for cleaning costs.
There is also a €13 per person charge for linen (towels, sheets, tea towels).
One dog is now allowed on the property and there is a €5 per day charge for the dog.

NO PARTIES, WEDDINGS, BIRTHDAYS, OR OTHER EVENTS ARE PERMITTED ON THE PROPERTY.

VILLA RENTAL RULES:

• FIRE RISK: DURING STRONG WINDS, IT IS STRICTLY PROHIBITED BY PREFECTURAL DECREE TO LIGHT FIRES, USE WOOD-BURNING BARBECUES, SET OFF FIREWORKS, OR USE FIREWORKS.
Please also be very careful with cigarettes, ashtrays, and candles outdoors, as you are close to a forest
.• CHILDREN MAY ONLY USE THE POOL UNDER THE SUPERVISION OF AT LEAST ONE ADULT.
THE OWNERS CANNOT BE HELD RESPONSIBLE IN THE EVENT OF AN ACCIDENT IN THE POOL OR ON THE PROPERTY.

• IN THE EVENT OF LOST KEYS, THE TENANT WILL BE RESPONSIBLE FOR THE COST OF REPLACEMENT.
