✔For VRBO or direct bookings, please note that even if a cancellation qualifies under the cancellation policy, the 10% payment processing fee is non-refundable. This is due to the fact that we use external payment processors like Stripe, which do not refund processing fees.
✔Please be aware that a Burn Ban may be announced at any time by the community. While the fire pit is one of the key highlights of this property, it’s crucial to follow all burn ban regulations strictly. Failure to do so may result in fines from the community, which guests will be responsible for. We will keep you informed in real time should any such announcements occur during your stay.
✔ The booking party must be at least 25 years old and must be present at the home throughout the stay. Individuals under the age of 21 will not be allowed on the property without their parent or legal guardian, unless prior written agreement has been made.
📌Please Note: The property is currently undergoing exterior upgrades as we are adding a swimming pool. No construction work will take place during your stay, so your experience will not be disrupted. However, we want to set clear expectations that the outdoor area may look different from the photos due to the ongoing work. Rest assured, all indoor amenities and features of the home are fully available and unaffected.

📌All guests are required to pick up there rental parking packet upon check in. This will be located at 121 Pocahontas Road East Stroudsburg from 9am-4pm Monday-Friday. Weekend pick ups will have to go through security. Their phone number will be in the check in message and also your digital guidebook.

📌Please take off your shoes upon entering the house. We have wall to wall light colored carpets and want to take care of them as best as possible. $50 guest insurance included in the final price. It is both guest and host insurance and is not optional. Absolutely no smoking inside. Any smell of any form of smoking (tobacco, vaping, marijuana, hookah, etc) will result in additional charges.

📌We are dog-friendly. We ask that you:
- keep the dogs off the furniture
- keep him/her on a leash when outside
- do not let them do their business in the backyard
- there is a pet fee of $100 per pet, 2 dogs maximum
-Late check-out and early check-in may be available for a small fee, depending on availability.
-Undisclosed or unapproved pets will incur a charge of $250 to $500, per night.

📌Please note that we provide a limited amount of starter supplies for your convenience, such as toilet paper, paper towels, coffee, and other basic necessities. These supplies should be sufficient for the first few days of your stay. For additional supplies, guests are encouraged to either purchase from nearby stores or bring extra items with them to ensure a comfortable stay. We recommend stocking up on any items you may need during your stay, as we do not provide regular restocking of these supplies.

📌This property is located within a community that requires the registration of guests and vehicles for entry and access to amenities. While we will never ask for your ID, please note that upon arrival at the community gates or welcome center, staff/security may request to see IDs for validation purposes.

📌Kindly note that the community may require a pet vaccination record as part of the registration process.

📌Please be aware that as the booking party, you are responsible for reimbursing any fines or fees incurred during your stay. In the event that a fine is issued, we will handle the payment and request reimbursement from you after your stay is completed.
