I recently had the pleasure of staying 3 nights at this charming B&B, conveniently nestled in a prime location with easy access to public transportation and the heart of Edinburgh. Despite the owner, Cathy, being away on vacation, her warmth was matched by the hospitality of her daughter, Erin, and son-in-law, Jamie, who were exceptional hosts during my stay. The accommodations were top-notch: from the comfortable bed ensuring restful nights to the modern bathroom equipped with strong water pressure - every detail contributed to a seamless and enjoyable experience. Breakfast each morning was a highlight; a hearty offering complemented by a delicious fruit platter, with the option of both tea and coffee catering to all preferences. On my final day, Cathy made a special effort to greet me, embodying the gracious hospitality that seemed to run in the family. This B&B is a gem for anyone visiting Edinburgh, providing not just a stay but an experience to remember. I am already looking forward to my next visit. Highly recommended for an unforgettable stay in Edinburgh.

Lovely rooms, fantastic host
The Alba House is such a lovely house! I really loved the architecture and original details of the property. The room was very comfortable, the bed very soft, and clean. The bathroom had great water pressure and plenty of hot water, and a nice towel warmer. Our host was extremely welcoming and nice, she gave us great directions and tips for getting around the city! Breakfast was the same each morning, but it was more than enough to fill up and it was really good, fresh food. We loved our stay and are already planning a trip back!

The communal areas and our room were lovely - beautifully decorated and very well maintained. Breakfast was great ( not a cooked breakfast but perfect for us) - including fresh fruit and pastries. The fan in bedroom was very welcome as it was so warm. The only thing missing was a shower cubicle ( we had a bath and shower attachment which was fine ) - but I can see that would be hard to fit in as we were in an ‘attic’ room with low sloping ceilings.

Lovely B&B with a fantastic, attentive owner
Booked based on reviews and were not disappointed. Although this was at the start of the Coronavirus in UK, the B&B staff were putting distancing and hygene into place with individual orange juice, cakes etc and lots of soap etc. Owner was very friendly and attentive, and a great guide to Edinburgh and the area. Room was big and comfy and the only downside, which I wont mark down for was we were in Room 7 which is on the front of the building which is on a fairly busy street. the old building had original sash windows and they didnt do anything to cancel out the noise from the street. Other than that everything about the B&B was excellent and I would recommend booking if you are thinking about visiting Scotland's capital city. all the best, Tam & Sharon

Really liked the Victorian property so beautifully decorated. Also simply lovely decorations for Christmas. Really made the house feel like a home. However, the noise of the constant traffic disturbed us in our front of house room.

Kath, the hostess, was lovely. She is warm, cordial, and made us feel right at home. She also provided excellent advice about the buses (very convenient from this location!) and timing our visit to various venues (e.g., get to Edinburgh Castle first thing). The bed is amazingly comfortable (we slept very soundly). The breakfast room was roomy and comfortable and the food was excellent -- a beautiful array of both "cold" and "warm" (to order) items. The location is really great and there is an Aldi near by if you need anything.

Not ideal for places to go in evening.
Location not ideal for walking to any restaurant or pub. Nothing nearby. Found the rooms rather old fashioned and a bit run down (mould on bathroom ceiling where a leak had obviously occurred) albeit clean. I am a bit OCD about things being hung straight and the tv was attached to the wall crooked which drove me nuts! Could be so much more with a little tlc and attention to detail, like putting local recommendations in the rooms and better toiletries because at £150 a night, it’s not cheap! However landlady was very charming, welcoming and helpful.

My son and I stayed at Alba House for a month. I would definitely stay again and highly recommend. Cath and her family are great people. I also loved Rocky, Zelda and Maisy. Cath can tell you anything you need to know about Scotland. I so enjoyed getting to know her during our stay. She is a lovely human being and works very hard. Her place is charming, clean and comfortable. We stayed on the third floor and the one picture is out of the sky light window in the bathroom. The only thing I would say is don't pick the third floor if you don't like climbing stairs. 😁 I just thought of it as burning calories.

Es handelt sich um ein sehr schönes Bed and Breakfast mit gut eingerichtetem Zimmer und reichhaltigem Fühstück. Die Besitzerin ist sehr freundlich. Hervorzuheben ist die verkehrsgünstige Lage. Mit mehreren Buslinien vor dem Haus ist man schnell in der Innenstadt. Auch der Flughafenbus 300 hält in unmittelbarer Nähe.

Nice but flawed
The hostess, Kath was very sweet and helpful. The room was spacious and the bed comfortable. Unfortunately, it was also very noisy as it faced the busy street below. Additionally, the WiFi did not work well in our room and there is no room other then the breakfast room to retreat to. The shower is a very poor design.

Lovely hotel and owner, great location
Owner was delightful and exceptionally helpful. Hotel was tastefully decorated, very comfortable and clean. Location was excellent either 10 minutes on the bus or 30 minutes walking into the city centre. Also close to supermarket, cafes and pubs etc. Highly recommended.

Lovely, comfortable bob. Warm and welcoming owner.
We arrived at Alba House early, jet lagged and out of sorts from an overnight flight. We were told our room was ready and we could check in early. We were able to nap a little before touring the city. That made a world of difference our first day! Our bed was super comfortable, our room was spacious with large windows and high ceilings Everywhere there were little personal touches.... cookies in our room with an electric kettle and tea/coffee. The owner could not have been kinder, greeting us warmly every morning and fixing us a delicious and substantial breakfast to start our day. We highly recommend Alba House. They helped make our visit to Edinburgh simply wonderful. BTW-- some of your listings say that rooms have a shared bath, which was simply not true. All rooms have private baths. Ours was clean with a large tub and shower and a heated towel rack.

Spectacular house rooms very spacious and comfortable. Hosts were friendly and food was delicious. Edinburgh was a beautiful city with lots to do and see. Transportation in to town was easy close by.

Incredibly friendly and helpful hosts, running a cosy and comfortable B&B, with excellent transport links directly (~10 different buses, very regular, ~6 stops to Waverley Station and Princess Street) into the heart of the city. Great breakfast in the morning. 20-30 mins/ GBP 22 from the airport by taxi. Comfortable bed and en suite shower with piping hot water. Super fast and free Wi-Fi was a real bonus

Very enjoyable stay. Very friendly host. Lovely accommodation, gorgeous breakfast and brilliant location. Choice of 7 buses running past every few minutes for 1.60. Didn't need to use my car. Approx 25 min walk to Royal Mile. Bonus of free parking.

Schöne Unterkunft
Das Alba House ist ein sehr schönes, altes Gebäude. Die Zimmer sind geschmackvoll eingerichtet. Das Bad ist ausgestattet mit einer großen Dusche. Der Frühstücksraum ist hell und freundlich, das Frühstück reichhaltig und bietet für jeden Geschmack etwas. Zur Selbstbedienung Brötchen, Obst, Cerealien, Kaffee, Tee, Saft. Ebenfalls Schottisches Frühstück oder Ei mit Speck etc. frisch zubereitet. Die Bushaltestelle liegt ca 200 m vom Hause entfernt. Von dort fahren in kurzen Abständen verschiedene Buslinien. Der Name der Haltestelle und die Buslinien wurden von den Besitzern auf eine Visitenkarte gedruckt und uns direkt bei der Ankunft ausgehändigt. Sehr gute Idee!!! Uns hat für den Abend allerdings ein Pub in der Nähe gefehlt, wo man noch einmal ein Schluck zum Tagesabschluss nehmen konnte. Alles in allem ist das Alba House aber eine Unterkunft, die absolut empfehlenswert ist!!

Cant wait to go back!
Lovely warm welcome and an unexpected upgrade! The room was huge, tastefully decorated and very comfortable. Had a lovely cooked breakfast, cereals, fruit and muffins also available. Cath was very helpful with things to do and where to go, nothing was too much trouble, we were a great location, just across the road from the bus stop, which had regular buses. Really enjoyed our stay and when we go back will definitely be going back to Alba House

Nice close to city center
The Bed and Breakfast was great. It was nice not to worry about one meal. Cath was always friendly and full of advice. Would definitely recommend to anyone. The bus is about 15-20 min from the mile and costs 1.60. A taxi is faster and costs around 7.00. The place is quiet and clean. Had a wonderful stay.
