Enjoy full access to all the amenities Seton Sands has to offer, including the swimming pool, entertainment complex, and children's play areas.

Interaction with guests will be via booking platform messaging app unless there is an emergency where the host will respond to you via call. Please make first contact via app otherwise we may not pick up your enquiry.

Welcome to The Kings Barns, a cozy and modern 2-bedroom caravan located in the beautiful Seton Sands Holiday Village. This inviting retreat offers a comfortable stay with all the essentials for a relaxing getaway with a super fast internet powered by STARLINK.
The main bedroom features a luxurious king-size bed, while the second bedroom has two single beds, perfect for family or friends. With two bathrooms for added convenience, there’s plenty of space for everyone.

Please note that there is an additional fee for the play pass, which grants access to a variety of exciting activities. A link to purchase the pass, along with a code, will be provided once your booking is confirmed.

Activities on-site can be booked 12 weeks in advance, with swimming bookings available 4 weeks in advance. During holiday periods, bookings go quickly, so early reservations are recommended.

Minimum Stay:
The minimum stay is three nights; however, guests staying for just one or two nights can still purchase a minimum three-night play pass.

3 Nights: Friday- Monday
4 Nights: Monday-Friday
7 Nights; Saturday- Saturday

By Car:

From Edinburgh, take the A1 eastbound towards Tranent.
Exit onto A198 towards Longniddry and follow signs for Seton Sands Holiday Village.
Upon arrival at Seton Sands, enter the holiday park and follow the signs to Golf Village and once there, follow the signs for Kingsbarns.

By Bus:

From Edinburgh city centre, take the Lothian Bus 26 towards Seton Sands.
The bus stops directly outside Seton Sands Holiday Village.
Walk into the park and follow signs to Golf Village and once there, follow the signs for Kingsbarns.

By Train & Bus:

Take a train from Edinburgh Waverley to Longniddry Station (about 20 minutes).
From Longniddry, take a taxi (5-minute ride) or catch Lothian Bus 26 to Seton Sands.

- NO SMOKING INSIDE: We kindly request that smoking be avoided inside the premises. Any indication of smoking will incur a
fee of £300 for odor removal, duct cleaning, and furniture cleaning. Your cooperation is greatly appreciated.

- We do require a separate short term rental agreement to be signed directly with us and a pre-arrival form filled prior to your
stay.
-Towels: Please avoid taking towels to the pool, as any staining or damage will result in a £35 charge per towel for
replacement.
- A travel cot is made available upon request only.

- Also, kindly ensure that the oven is turned off before you check out of the unit.

At Vacant Nests, we’re dedicated to ensuring our property is protected throughout every guest stay. To provide peace of mind for both owners and guests, we require all guests to either pay a refundable Damage Deposit or purchase an Accidental Damage Waiver, which covers up to £500 of accidental damage during their stay.
