The accommodation is a uniquely designed gallery apartment with high-quality furnishings. It has been set up with considerable effort and offers a distinctive living concept.

The Space:
The accommodation includes a fully equipped kitchen with a view of the courtyard, where horses are kept. The adjacent living and dining area has a ceiling height of approximately seven meters and features a large dining table, four armchairs, and a pull-out sofa with a sleeping area of 1.6 by 2 meters. A gas fireplace provides additional warmth. The downstairs bathroom is compact, with a walk-in shower, toilet, and high-quality tiles.
Upstairs, there is a spacious master bedroom with a 2 by 2 meter double bed, a massage chair, and a couch that can be converted into a bed measuring 1.6 by 2 meters. An additional bedroom contains one double bed (1.6 by 2 meters) and a smaller double bed (1.6 by 1.9 meters). The second bathroom has natural daylight, a large shower, and a whirlpool bathtub for two people.
A wood-fired barrel sauna is available in the courtyard and can be used upon request. A virtual tour is available on YouTube.

Please note that parts of the four-sided farmhouse are still under construction. Some sections of the building and the outdoor areas are not yet completed. This has been taken into account in the pricing.

The following optional services are available upon request and for an additional fee: bed linen (€10 per set), towels (€5 per set), dog (€15 per night), whirlpool cleaning (€7.50 per stay), and use of the barrel sauna including wood and cleaning (€15).

The pool mentioned in the description is a natural pond with a reed zone. Water quality may be limited during the summer months.

Guest Access:
The property, including the ponds and the riding facility, is generally accessible. Access to the stables is only permitted after prior agreement with the respective horse owners. For safety and animal welfare reasons, feeding or touching the horses is not allowed.
Riding lessons or guided trail rides can be arranged upon request and should be coordinated in advance. Please ask the ridingschool directly. A washing machine and dryer are available for shared use at the Hexenburg courtyard. Each can be used for a fee of €5, and usage should be agreed upon beforehand.

Other Things to Note:
The listed price covers accommodation only and reflects both environmental considerations and a cost-conscious approach. Additional services such as bed linen (€10 per set), towels (€5 per set), bringing a dog (€25 per night), cleaning of the whirlpool bath (€7.50 per stay), cleaning of the barrel sauna (€7.50 per stay), and firewood for the fireplace or sauna (€1 per log, or you may bring your own) can be arranged directly with the host.

As check-in is contactless via a key safe, it is mandatory to submit a digital photo or scan of a valid ID before arrival. If you are unwilling to provide this, please refrain from booking.
