BEACHBALL PROPERTIES VACATION RENTAL POLICIES:

RENTAL AGREEMENT: Tenant Vacation Rental Agreement must be electronically signed to secure your reservation. Please read carefully. This is a legally binding document.

NO SMOKING: All properties are non-smoking.

AGE RESTRICTION: Must be at least 25 years older to book a BEACHBALL PROPERTIES vacation rental. A person 25 years or older must be staying at the property for the entire duration of the booking. There will be no refunds issued for anyone booking under false pretenses.

CHECK-IN: Check-in is at 4PM. Early check-in is not possible, sorry but no exceptions.

CHECK-OUT: Check-out is at 10AM. Check out after 10AM will be charged an additional day.

MONTHLY/SNOWBIRD RENTALS: Available from November through February. Call to ask about monthly rates.

PARKING PASSES: 4 The cost of parking passes is set by each Homeowner's Association and is subject to change at any time without notice. U-hauls, trailers, boats, jet skis, buses, etc. are not allowed on property.

CANCELLATION POLICY RELAXED: Guests who cancel at least 30 days before check-in shall receive a 100% refund of the amount they have paid. For cancellations between 14 and 30 days before check-in, 50% of the total reservation costs shall be refunded. For cancellations made less than 14 days prior to the beginning date of the reservation, NO REFUNDS will be issued. Refunds shall not be issued for late arrivals, early departures, or inclement weather conditions including hurricanes and named storms. We do offer optional travel insurance which we highly encourage all guests to purchase.

WHAT YOU SHOULD BRING: Guests receive a “starter pack” of laundry detergent, dish washing detergent, one trash bag per trash can, and travel-sized shampoo, conditioner, and soap per bathroom. Starter supplies are not intended to last for the duration of your stay. Linens are furnished but please bring your own beach towels.

Family Gathering

Everyone in our group (age range of 5 to 75) had a great time at Shangri La. The beach was clean. The weather was beautiful. The stay was relaxing. The kitchen was easy to use and well stocked with utensils to use and fun serving pieces. We would do this again!

Fun Times on the Beach

I have been renting through VRBO for several years. I like being able to have a house on the beach with enough bedrooms and baths for my large family. We had some maintenance problems but not enough to dampen our spirits about the house. Layout of bedrooms and bathrooms, seating both on the porch and inside for lounging and eating was fantastic.

Great location

This was an excellent place for our 11-person family to spend the week of Christmas. The rental company was very easy to work with and responsive. Though the carpet was stained in places and the couches were a bit tattered, that didn't affect our stay all. Overall the house was fantastic! We loved the large ocean-view porches and there was plenty of seating for all both at the table and in the living room. The bedrooms were big with lots of beds and the four bathrooms were a huge plus. We would absolutely stay here again!

Wonderful!

The property and house was just as described! We had a problem with the oven when we we were there and once they were notified, it was fixed within a few days (a part needed to be ordered). The couches had rips in the cushions but it did not bother us. The house was spacious, the AC worked AMAZING and the view was breathtaking. We would DEFINATELY stay here again!

The house seemed a bit run down compared to the year before. The furniture was definitely seeing wear and tear. It was clean, except for the floors. Sand even before we had been on the beach, and carpets needing a good cleaning. Everything else was extremely clean! The kitchen could use some organizing, but for the most part, anything we needed was there. The house was perfect for our group again.

Okay stay.

It was very spacious and we loved that it was right on the beach. We didn’t feel it was as clean as it could have been and we did see a couple of cockroaches while we were there. A couple things could be replaced as a few appliances were broken/not working properly. For how much you pay - everything should work and be 100% clean.

Right on the beach - but deferred maintenance issues

Great location. We rented early-mid August so a little deferred maintenance is to be expected- we get that the owners have to turn the unit quickly in high season. However, what we found was gum stuck to the carpets, several stains on the carpet, one thermostat pulled out of wall and hanging from wires, and the whole place stunk like weed. Property management was extremely responsive - they did what they could and fixed the plugged up sink we found on arrival within 12 hours of request. Overall, we enter this place for the location and it didn’t disappoint. Would have been nicer without the issues mentioned but it was fine.

Needs work

The place is beautiful but is in of some repairs. One of the bar stools was broke. The foot board in one of the downstairs bedrooms had been broke and was put back together with some type of cement. It is very tricky to lock the back door that goes out to the patio. Upon arrival, we knew that a tropical storm was coming. There was a guy there fixing to move in all of the outside furniture. That would have left no room inside the house. We assured him that we would bring it in closer to the storms approach that wasn't until Wednesday. One in of the table was broke and some of the windows needs to be replace. Hope this helps some. But over all it is in a great location and the beach was wonderful.

NOT GOOD AT ALL

Dishwasher doesn't work, back door had to be locked with a ratchet strap (I have pictures). Ice machine doesn't work, 3 out of the 5 beds were broken and screwed back together. Puke stains all over the floor, Air conditioning was terrible, house stayed at 75 degrees the whole time we were there. The lower level looked like a bomb went off, stuff from the previous people just scattered everywhere. We actually had to clean that lower level up and also the indoor area before we actually move into it. We went a whole week with a ratchet strap on the back door to be able to ensure our safety on that door. Will definitely never stay there again!!

Great view!

The view was the best part of this beach house. Watching the sunset and sunrise was amazing! As I drove up the yard was a mess! Yard had weeds growing everywhere, beach toys and furniture all over the place, and rats outside. It has an amazing entertainment place under the house, but it was not being taken care of so you can't utilize it.The inside had several bulbs blown, carpet is a mess! It messed up my allergies, stains on the carpet, ice machine didn't work (not an issue though), dishwasher gasket kept coming off and we had to keep putting it back on or the DW would leak.The ceiling fan in the master wobbles (needs replacing). The house was pretty clean, but needs some maintenance.I didn't report these issues, I am sure it is an ongoing problem. I would think the cleaning crew would catch these issues while cleaning the home.

Great House--Poor Upkeep

The house suited our needs, but not our expectations. It was in much need of repair and updating. The upstairs carpet was terribly stained, the master shower did not drain well, wood was worn everywhere, and everything was in need of attention. We called right after check-in to address the following: 1. kitchen cabinets were missing many pulls 2. the ice maker in the refrigerator didn't work because the filters were clogged 3. the stand-alone ice maker made so much noise it had to be turned off Beach Ball Properties responded quickly to our call and sent a tech to address the issues but could only change the filters in the refrigerators and put on some random pulls on cabinets and drawers. The stand-alone ice maker could not be fixed until the following week.

Great location, good bones, just needs some major TLC

12 of us stayed for a week, 6 adults and 6 teen girls. The house is in a perfect location. It was just steps away from the beach and short drives or walks to restaurants depending on how far you want to venture out. The beach was busy enough to entertain our teens, but not so busy that it interrupted the peace the adults were hoping for. The house in general was perfect for us. Kitchen was where we gathered most often and it was open to the rest of the space allowing us all to be together enjoying cooking meals and playing games.There was plenty of seating between the barstools and nice big table. The two refrigerators were very much appreciated and the ice maker kept up with our needs most of our stay! Both fridges were missing door shelves that made organizing it a little more difficult but not a big deal. The size of the rooms and bathrooms were good enough for us. The house has so much potential it just honestly needs some major maintenance and better cleaning. The kitchen floor had popcorn and dead bugs upon checking in, carpets were really gross. Outside deck boards were an accident waiting to happen with nail heads sticking up and boards warped and splintering. The deck railing was also a hazard as it was not secure in one area. Lower patio space could be so cute but was just a cluttered mess. I don’t mind staying in a place that needs upgrades as long as it feels clean and organized. The house did not feel clean or organized in the least.

Beautiful house, but very run down

We loved the house, but for the amount we paid we expected it to be in good shape. The carpet is very stained and worn. The locks on the doors to the beach are so worn we couldn't lock even though they came out and sprayed them with stuff. The dishwasher never worked and when i called they said someone was coming out. When they finally came out to fix the smoke alarm they said they were ordering a part. It was broke before we got there, it would have been nice to know beforehand. We asked for a dish draining rack and extra towels since we cook most of our meals. Never came. The showers drained slow in all but one shower. I stepped on a nail sticking up on the stairs out to the beach. The outside was not clean when we got there and the out side shower was useless because you'd get sandy getting out.trash and toys were scattered everywhere. We also had to call about the air conditioning the first night, they came right out and fixed that. Also the icree maker and one of the fridge icemakers didnt work. We will not be renting from any rentals that are managed by beach ball properties again. Dealing with all that took some of the joy away from our stay.

Great location, but photos misleading and property in need of substantial repairs and deep cleaning

Can't beat the location but pictures posted are clearly years old and the property has years of deferred maintenance and water issues. Back door is warped and doesn't fully close and lock. Railings and decks need power washing. Deck chair pillows were so dirty we couldn't even sit there. Nails popping out of stairs that lead to beach, careful when barefoot. Featured firepit was on side of house loaded with cigarette butts and beer cans and not usable. Plastic on windows, I assume placed to minimize sun damage, was in bad condition, distorted view to gulf and dripped with condensation. AC vent in ceiling of MBR over the bed drips condensation onto the bed (and my forehead), badly stained carpets and a badly rotted window sill and the shower had black gunk. Yes, many dishes and utensils but most dishes were dirty and when we went to use dishwasher there was broken glass and beer bottle tops blocking the drain. Five day stay. Mgt was pleasant but not immediately available since we checked in on a Saturday and, though they refunded two days, our stay was disappointing. This home must have been beautiful when it was built but needs much work and proper cleaning and new linens and unstained pillows and carpet, and a refresh to justify the price level. thanks.

Neglected Big House on Beach

8 night stay. Door code they sent didn't work. Exposed nails and screws on property (uncle cut is finger on stair railing). No AC downstairs for majority of stay (maintenance recharged refrigerant, didn't last more than a day and a half). They brought out 2 portables on the 3rd call that lacked the ducting to the window. Couldn't understand why I wouldn't accept them. Another maintenance man asked if we wanted the temp set to "69" wink wink, in front of our wives. Outside was a junkyard on arrival... broken chair upside down in the sand, broken ping pong table with broken paddle under the house. Grill was falling apart and nearly unusable. Exposed nails on stairs to beach (my cousin had to ask maintenance man for a hammer to fix ourselves). Holes with in kitchen tile. 2 fire extinguishers in the house... 1 that had been discharged, and one that hasn't been inspected since 2003. No door handle on the "amenities closet", had to call for the wifi password. Instead of a "things to do" brochure, we got a binder with the property listing... oh yeah, it was for sale... The second day we were there, we were required to let the new buyer do a walk through of the house. Furniture in the bedrooms was in disrepair. Kitchen table was falling apart. Old beer cans on the property. Water damage in the bathrooms. I took lots of pictures, so if there's any dispute to this review, I'll find a better way to advertise my experiences with the property management company.

Wasn’t what we expected

We stayed here around the same time last year. It was AH-MAZING! This year was a disappointment. When our party got there the A/C drip pan had over flowed and flooded the hallway. They weren’t going to come fix it until a few days later- until I asked for an alternative. Maintenance came but didn’t fix it. So we had to empty the drain pan a few times while we were there. Not to mention they never dried out the sopping wet carpet. The icemaker in the island didn’t work and the maintenance guy was aware because we were told not to turn it on or it will pour water. The ice maker in one of the fridges worked but you couldn’t get the dispenser to work. We found a roach in the laundry room downstairs and then a HUGE live one in the laundry room upstairs. Cooking pans were not clean and had residue on them and we had to soak them and clean them before use. Also the ONLY TV’s that had a ROKU or worked was the main Arab downstairs and the master. We even tried to get the maintenance guy to help get them working and he said they weren’t hooked up to cable or ROKU/FIRESTICK- as advertised. For the amount of money we paid to stay here- almost double from last year- I would expect it to be WAY cleaner and things working that were “amenities”. Super disappointed this year.
