Furnished, Private 2 bedroom cabin

The master bedroom has a heating and cooling unit inside the bedroom that is separate from the rest of the cabin.
The cabin has air conditioning and heating throughout the whole cabin.

The second bedroom has one queen bed and bunkbeds.

The kitchen table accommodates four people.

The living room TV volume is controlled by the TV. Avoid the sound bar as it can be confusing for some guests.
The smart TV has apps that can be accessed if you have log in(s) for the apps. Apps are not provided.
The living room has a love seat and sofa bed.

The front porch has a swing, please swing slowly to avoid hitting the cabin.
The front porch has an extension cord near an electric outlet to plug the front porch lights via the floor. Please do not allow the cord to drop through the whole onto the ground below. Use the rock to keep the cord on the porch floor.

Multiple restaurants located in town and tend to stop serving food 8, 9, or 10pm; children play set in Bison Ranch common space; catch and release lake; two small over priced grocery store; two dollar stores with reasonable prices; fast food (Subway and Dairy Queen only); two gas stations

Rules:
Plan to clean your used dishes; discard your trash at the transfer station; no parties; Wi-Fi tends to be in and out due to remote location; TV(s) are smart TV so bring your app log in/password(s) and log out after use; gas fireplace is for looks only; 2 bikes in cabin not for guest usage

Parking:
2 parking spots; no RV parking; no off road vehicles allowed to be parked in drive way per HOA; be cautious when parking as utilities access is at end of drive way.

Two adult bikes for rent: $25 per weekend stay, for both. Please inquire if interested upon arrival after viewing bikes. No refunds after code is provided to unlock the bikes. Bring helmets.

PROPERTY INFO
TV - Both TV's are Smart TV's and have access to your favorite streaming service. Apps on TV can be logged into with your personal log in. Please log yourself out before departure. Do not use someone else's log in should someone not log out - pls log them out and log your own profile in. The TVs get booted from the Internet frequently as the Internet goes in and out due to the remote nature of the cabin. When you arrive the TV may need to be reconnected to the WIFI. TV living room sound is through the Tv.
Ring Doorbell/Camera is set up outside of front entrance only. Parking - Please park only in the driveway of this cabin or the empty spaces by the lake
Please note parking anywhere else may result in your car being towed!
Fireplace - Light switch to the left of fire place turns on and off.
Please put the correct key back in the lock box upon departure.
The outside lights plug-in to the outlet outside. Please be careful that the cord doesn't slip between the hole to the ground from the porch. Turn outside lights off at night per HOA.
Coffee pot available in each "kitchen".
Please bring your own coffee grounds for fresh coffee.
Charcoal grill available for use. Please bring your own charcoal and discard of your waste.
Propane grill available for use. Complementary propane tank offered to guests. When the tank runs out, it would need to be switched out. Dollar general offers tanks for about $22. We do not guarantee a full tank upon arrival.
Grill instructions located in drawer to the left of the stove.
You are also welcome to bring your own portable grill.
Feel free to use condiments in fridge when available. Spices for cooking located above
stove.
There are games for you to use. Please make sure to put all parts back in correct boxes.
Smoke Free Home - Smoking of any substance including but not limited to tobacco and marijuana are prohibited and will result in a $500 fine as well as any cost to remediate the smell from the cabin.
No Parties Allowed! Please note this cabin does not allow parties ever. Breaking this
rule, will result in a $500 fine plus any fines from the HOA and any other costs to clean
up the cabin.

Fire Extinguisher is located in the kitchen.
Roller Heater in the front room is for your convenience. Please do not drape anything
over the heater and use at your own risk. Instructions for use: You plug it in and turn
the button to on. Turn the button to desired intensity. Unplug after use.
& Master Bedroom Heater instructions: Turn 'Temp' dial to desired temperature and turn the 'Mode' dial to desired setting. Turn 'Mode' dial to Stop when done or leaving. DO NOT LEAVE ON WHEN NOT THERE.
Please do not touch the ring alarm- it will be turned off for your arrival.

Bison Ranch Pond is catch and release only.
