Cancellation & Processing Fees
If you choose to cancel your reservation, our standard cancellation policy will apply. In addition, please note that payment processing fees are non-refundable. As a result, 4% of the total amount paid will not be returned, since these fees are incurred for both accepting and refunding payments.

Bedrooms:

Recommended to have a car, although you can bike, walk, scooter anywhere in the community with ease.

Please follow all rules and regulations when it comes to checking in, the pool, and general house rules.

1. All bookings made during Coachella, Stagecoach or other festivals will require a $500 refundable deposit. This deposit will be returned to you after you check out assuming there’s no damage or broken rules during your stay. If you choose to cancel your reservation prior to checking in, the $500 deposit will not be refunded. The remaining balance of the reservation will follow our cancellation policy.

*Any cancellations during festival season will abide by the cancellation rules. There will be no exceptions.

2. There are security cameras in the front and sides of the house and in the backyard watching over the pool area. They are triggered by motion.

3. Up to 2 pets allowed per stay. Pet fees will be collected after booking and are $175 per pet per stay.

4. NO PARTIES OR EVENTS, if you break this rule it’s a $5,000 fine.

5. NO GARAGE ACCESS, NO STREET PARKING, 2 CAR MAX in driveway.

6. POOL & SPA HEAT: We provide free spa heat, but If you`d like the pool heated it will there is a daily fee.. If you stay for 28+ days we will collect a deposit instead of a daily fee.
-Heating the pool is $85/day

Pool heat is pre-heated 24 hours before* your arrival and it maintains heat from 7AM - 7PM, which would be perfectly warm through the night

7. Do not exceed the number of guests on your reservation at any time during your stay. If you exceed the number of guests, you will be charged an additional fee.

-If you have more than 6 guests, there will be $10 per guest, per night, with a maximum of 10 guests at any time

8. All guests are required to sign a rental agreement contract and provide a copy of their ID.

9. In order to get into the community we need the first name, last name, and license plate number of any cars and their drivers.

10. We can only have 2 cars MAX on the property, THERE IS NO STREET PARKING. NO GARAGE ACCESS

11. Smoking is not permitted on the property. This is a non-smoking, non vaping house. Smoking will result in a fine as well as cost to remove the smell.

Damage Deposit or Damage Waiver Fee: A refundable damage deposit of $500 is required for all bookings. Alternatively, guests have the option to pay a non-refundable damage waiver fee of $35. This deposit or fee is intended to cover any damages or excessive cleaning costs incurred during your stay and will be returned or waived accordingly after inspection of the property upon checkout.

DAMAGE INSURANCE FEE: All reservations are subject to an $89 Damage Protection Fee, which covers accidental damages incurred during the stay. This fee safeguards guests against additional charges for qualifying damages, providing a streamlined and worry-free experience.

Guests who cancel within the applicable cancellation window will receive a full refund, minus any transaction or processing fees charged by payment platforms or software providers.

During the summer the thermostat may be locked at a certain temp range and not able to go lower than that range. This is due to the extreme temperatures in the desert. We can’t allow thermostats to be set below this range or we risk the AC unit freezing entirely, and not working during your stay. We apologize in advance, but we can assure you that 72 or 74 degrees will feel AMAZING when it’s over 100 degrees outside.
Please note that pool cleaners come every Tuesday and Friday to clean the pool, so please don`t be alarmed if you see them during your stay.
