Fantastic cottage on the water
This is such a cute and quaint property in a beautiful location! It was so relaxing to enjoy morning coffee on the back deck while watching the wide variety of birds coming and going. No one wanted to leave, including the dogs :) I would definitely recommend this place over and over! Thank you Denise!

Wonderful cozy cottage in fantastic location
We loved staying in this delightfully cozy cottage in a beautiful location on the sound. We loved the personality of the home, which was comfortable and clean -- perfect for us to relax and enjoy our visit. We also enjoyed the gorgeous location -- what incredible views over the water and access to fantastic local beaches. It was also a perfect place for day trips to explore so many great sites along the coast. The host was responsive and we had everything we needed for our visit. We'd love to return!

Ipswich Cottage
Lovely, bright and cheery cottage on the water with the absolute best sunsets. Wonderful to sit on the deck and enjoy the beautiful view or venture out to enjoy the multitudes of activities in the surrounding area. The owner Denise was communicative and informative and we would absolutely book this property again!

Beautiful cottage
My husband and i along with our dog Max have traveled from Wisconsin. The cottage was very clean and beautiful! We truly enjoyed our stay at Moot Point and if we travel that way again, we wilo definitely be staying there! Thank you for making our trip perfect!

This cabin's a keeper!
We just loved this cottage! We arrived in time for our first great sunset and woke up to low tide and accompanying wildlife show the next morning. My husband is an avid birder and he was in seventh heaven. A pair of deer spent several nights sleeping just over our wall on the lawn next door. They didn't seem bothered by the two dogs we had with us, and we enjoyed observing them as well. The beds were so comfy as was the overstuffed living room furniture we got to enjoy a it rained for the greater part of our stay. The kitchen was well stocked with pantry items, coffee, pots and pans, but bring any spices you may need beyond salt, pepper and garlic salt, LOL. Cape Ann has so much to offer. We look forward to staying in this cabin again next year!

Cute little cottage with a view!
The house was in a great location. We are cyclists and were able to do 4 great rides from the house. The house was very clean and cozy. The view was amazing. My husband’s favorite part was Kayaking. That is a great perk of the property. The owners are very nice and answer questions quickly. We would love to stay again!

Great space spectacular view
We stayed a week for our annual girls trip. The cottage was clean and spacious and the nightly sunsets were amazing. Our daily excursions seemed to be about 30 to 50 minutes away great home base. Would rent again!!!

Overall impression and suggestions
Overall, clean, comfortable, and effortless in terms of checking in/out, etc. Clear instructions, a nice welcome folder with lots of suggestions for places to go. We didn't cook, but the kitchen had everything. The view of the estuary was great. Beds were clean and comfortable. Overhead fans were helpful to keep temp. comfortable. My only issue was with the bathroom. The shower had great hot water, but it was a tight stand-up space, and not a full tub. The toilet was small and low to the ground. May not be an issue for some, but could be for someone with knee or back issues. There was no support bar to use as a pull up if needed, so someone could get stuck. There was a helpful reminder sign about not clogging the septic system, but using a lighter toilet tissue than the one provided (such as Scott's 1000) would also help in that regard.

Getaway with Grammy and Grampy
Great place! Deer and ground hog visited us in the yard. Unfortunately the weather no so cooperative. Noseums also visited. Got some bug spray and smoker coils that took care of it! Cottage was great. Did see awesome sunset one night and lightening storm another! Would definitely stay again! Great place to unwind!

Amazing Views
Ipswich is a great place to stay especially at the home Moot Point which is located directly on the water. It also has access to a beach just a few minutes away. There are amazing views from the deck and lots of bird watching. The home is comfortable too.

Amazing place
Very quaint place! Very clean and organized. The stairs down to the bay were super cool and my boys enjoyed collecting shells and sea glass during low tide. VERY close to downtown area. The scenery was amazing as well. The BBQ grill even had full propane and worked! I dont recall the last time we rented a place that the BBQ grill was actually functional! Will def be back!

Excellent Property!
We very much enjoyed our stay. The house had everything we needed. We ate most of the meals at home out on the porch, watching the constant parade of birds, sunsets, etc. The neighborhood was very quiet, the views from the house over the water were amazing. We took a trip up to Plum Island, and spent a day there on the beach. As always, it appears you couldn't get a bad meal in the area if you tried. One meal at Seaport Grille in Gloucester was simply off the charts. Certainly worth the trip...excellent food, excellent portions, excellent pricing. Also we tried Choate Bridge Pub in Ipswich, and the clam chowder was outstanding. Denise was also very helpful. We never got to the kayaks, so we'll do that next time. Go, stay, enjoy!!!

Moot Point Vacation
Moot Point was our jumping off point to all the places we wanted to experience The house was clean, beds were excellent and the sunset views from back deck perfection The welcome packet: the Pavilion Beach pass, restaurant suggestions and local sightseeing brochures were much appreciated. As a Trustee member I was able to get passes to Crane Breach daily

perfect vacation
Moot point is one of our favorite rentals in the area. Breathtaking views, amazing beaches, and access to kayaks for some really fun exploration. Check-in was seemless and the place was spotless and extremely comfortable. My only very small concern is that there was some poison ivy growing right under the storage area for the kayaks. It's possible that conservation regulations prevent removal, but it created a bit of a hazard for getting the boats in and out. If something could be done about this, it might prevent someone who isn't as familiar with the flora from having a bad experience. Or, if it cannot be removed, then maybe just hang a sign down by the boats so folks pay extra attention? Really though - this is an incredible place and our time there was extremely restorative!

Thanks for letting me know about the poison ivy. I am able to take care of growth around the stairs so that should be no problem!

Had a lovely time in this super cute and cozy cottage. Bigger than what it appears from the outside. Quiet and relaxing, and was a great base to explore all the areas offerings. Had the water mostly to ourselves on a wonderful kayak trip. Would definitely stay here again!

Cozy Cottage, Fabulous Sunsets!
Cozy cottage overlooking Eagle Hill River with fabulous sunset views over the water! Denise is a fabulous host with great communication and she has outfitted the cottage with everything you need for a relaxing stay. Clean & comfortable in a wonderful location on the west shore of Great Neck in Ipswich. Highly recommended!

Great cottage on the water
We really enjoyed our stay at the cottage. It is the perfect size for up to four people. The pictures accurately reflect the property. It was clean and very convenient to the town of Ipswich as well as other local towns including Newburyport, Rockport, Gloucester, Salem and Boston. The in contact during out stay to ensure we had what we needed. I would recommend this location.

Beautiful location
Moots Point was the perfect getaway. Quiet, comfortable and located really close to hiking trails that both we and the puppers enjoyed. The cottage is quaint and has kept some of the features of yesteryear that keeps it charming. It is decorated nicely. Using the gas heater stove was a really nice touch with the chilly nights. The beds were comfortable. Pet blankets were available to us to cover the couch. Having local takeout menus available to us is nice touch for delivery. I did cook most of our meals. There were plenty of pots, pans and bakeware to do so. The fridge, however, is a tad outdated and found some of our foods had frozen, (milk, lettuce and other veggies). The gas grill does not function properly, it only offered a 1/2 inch flame, on high, and would not cook our steaks. Thankfully, I can master one hell of a pan fry for a steak. The coffee maker is a very inexpensive appliance that we found out by default, does not have an auto shut off, 8 hours later, the smell of burnt coffee alerted us to this. I found this to be dangerous and disappointing with a higher price pointed property as well with the refrigerator and gas grill. I would stay here again, because the sunsets were amazing and hope to find time in warmer weather to enjoy the local beaches.

There is nothing we take more seriously than a guest's compliant. It's unfortunate that you didn't reach out during your stay so that we could make things right for you. The refrigerator is only a couple of years old, so it may have been just a setting adjustment. We would have also dealt with the grill if we had known. I agree that the coffee maker should be replaced if it doesn't shut off on it's own, so we will be changing that out. Thank you for the feedback...we hope you will return for another visit!

Such a great little house. Others had said the kitchen and bath need remodeling . I would agree- but you wouldn’t come here to have a fancy bathroom. This is like grandma’s house- in fact it reminded us our our grandmothers house in central Illinois. We loved the nostalgia of it . Would stay again!

Lovely place and unique location!
Loved our stay at Moot Point! Denise is a thoughtful and responsive host. House is cute, comfortable and well-stocked. Excellent location - on a hill / bluff with steps that take you to the water, incredible views of a tidal salt marsh, high enough up quiet and still close to all you’d need in Ipswich, plus close to beach and recreation areas. Views are amazing all day and at sunset! Watched clam diggers, boats and birds - saw a bald eagle, dozens of great and snowy egrets and great herons, a kingfisher, and numerous song birds and shore birds...highly recommend!

Great getaway!
Loved this location! Saw amazing sunsets and stunning wildlife from the deck! Took the kayaks out on the bay a few times for a tranquil paddle within the cove. The kitchen had everything you could ever need to cook any meal! Perfect place for a quiet time away! Communication with property manager was superb!

Very Relaxing and Rejuvenating
Great property in a beautiful neighborhood. The bay provides excellent kayaking conditions. This property is in a conservation area so the wildlife is amazing with an atmosphere that totally recharges you. There are excellent breakfast and dinner options only 5 minutes away. Food and beer were really good at Ipswich Brewery! Perfect location for a day trip to Salem. Overall we had a great stay! Thank you!

Nice place and fit the bill
It was a nice place, nice stay, lots to do even in off season (early October). Quiet neighborhood and since the body of water was off the ocean, it was also very quiet. One oddity was there seemed to be quite a few weird noises. Like creaking or straining as if house was settling a lot. No explanation and not enogh to mess with sleep tho.

Great experience
This is a lovely relaxing comfy home with beautiful views, from sunsets and star gazing at night to waking up to beautiful cloud formations in the morning. Loved having the gas fireplace to take off the chill while sitting with coffee early mornings. Great location for walking the neighborhood or driving to nearby rocky alcoves. Bird watching was another treat and of course comparing lobster rolls and clam chowders. Highly recommend this place.

World Class View and Serenity
Stunning view of Great Marsh tidal area and Plum Island Sound in the distance. Nature at its finest, with only 2 wind turbines man's interruption. Great, interesting cottage. Deck overlooking the view and magnificent evergreen tree. Well-equipped cottage. Will consider a return trip very seriously.

Wonderful getaway
A perfect cottage for a couple or small family. The house is private, the neighborhood quiet. The view from the back deck was fantastic - very little development. Clean, comfortable, and lovely decor. Bonus for people who fish, we launched a fishing kayak right from the house and caught a beautiful striper.

Lovely cottage, great location
We enjoyed our stay in this comfortable cottage. The views were wonderful, as was the access to town and the water. Denise was very responsive and helpful. The kitchen and bathroom could benefit from some updating, but overall we had a wonderful time.
