NOT pet friendly and no cooking allowed!
I intentionally booked a pet friendly hotel and utilised this filter. I also checked the website and it advertises as pet friendly therefore to be greeted with a poster stating "no dogs or cooking" was rather alarming! I had to buy takeaway food which was an added expense and felt very uncomfortable being there with my dog.

Great location, very good for the Scottish Maritime Museum and general Irvine harbour area. Very close to the train station and town centre. Excellent room and facilities.

Great for a beach stay
This place is a little deceiving in it’s description. I thought it was a room that’s part of a larger complex, but it’s just a small three room building off the main street. Service was good - it’s self check in and check out using a key in a lockbox, and the host was quick to respond to text. The room is not equipped with AC or a fan, and the window faces into the courtyard, so it doesn’t allow for a breeze at all, which made the room quite stuffy. The mattress was very thin (like a futon) but fine if you like a firm mattress. If we had come for a beach day and needed a place to crash, this would have been perfect. Walking distance to some quaint pubs and restaurants and a shopping center nearby. Parking was on the street in front of the building.

Warm, comfy, inviting, close to all you need.
A very comfortable, warm and inviting room situated in a quiet, pleasant neighbourhood. The bed is great and the shower and toilet facility is excellent. It is a short 15 minute walk into town. You can park your car directly outside the property for free. Highly recommended.

What a wee gem!
What a wee quaint place with pubs and restaurants on your doorstep. We booked this as the night before flying from Prestwick airport and will do so from now on. Head and shoulders above other offerings and Nicks instructions and comms were great too. Comfy bed, outdoor seating and decorated well. Really loved it! Thanks Nick!

This was a lovely peaceful property, modern, stylishly decorated and spotlessly clean. It was easy to find and ideally located between the beach and Irvine's main amenities. The owner was helpful and communicative, answering any questions promptly and fully. Alas, we were disappointed at the lack of breakfast, which we would have expected to be included at a price of £75 per night. It could perhaps be made clearer at the time of booking that breakfast was not included in the price. We also found the room to be a bit too warm, probably because the bathroom towel rail had been left switched on at the maximum heat setting. And we didn't find a switch to turn off the multi-coloured lights in the en suite, so these were on all night... not very eco! Generally though it was a pleasant stay in a very nice room, and it couldn't have been too much better at the price, breakfast notwithstanding.

A must if you like comfort
Very comfortable bed,nice sized chalet type room,spacious bathroom with a large shower cubicle.Tea and coffee facilities with a small fridge in the room,with shutters on the windows it gave almost a French like feeling small table and chairs outside the room. I would definitely stay here again worth every penny.

4th visit to irvine bay studios and wont be our last.. absolutely love staying here.. the apartment is perfect for an over night stay..modern n spotless..mini fridge is ideal for drinks..little our door patio seating area is lovely.. irvine beach is stunning and a short walk along the harbour with lovely views..

A beautiful place, but the constant noise all night was unbearable.Vans starting right in front of No3.The worst was the constant chiming from the chime shells (2 lots) on the garage right infront of no3. It was that bad we didn,t stay for our second night.

Nice and central next to train station and shopping amenities.Clean tidy big shower cubicle.Tea coffee and ironing board hair dryer all in room .No cooking facilities but was not needed .Nice terrace to sit the door .overall would recommend it

A yes from me! I stay in this part of Scotland for business regularly. If you are looking for good standard accommodation, a very responsive owner in a nice area you should try this place out. Its right next door to some friendly restaurants and pubs and easy to get onto the main train and road system. Very clean, very private - just the job!

Likes : Easy access via Keysafe. Comfortable bed, good sized shower cubicle. Handy desk, table & seating. Good to have a fridge for milk, juice etc. Nice decor, soft furnishings etc. Pleasant place to stay. Slightly awkward filling the kettle from narrow wash hand basin but do-able, decanting water via a glass. Potential issues : No catering facilities, even a microwave may have been good. Okay for me for one night but may be an issue for those staying longer. For £65 it wasn't cheap as such, but not TOO bad and definitely a nice place.

Lovely cosy place to stay
It was a nice alternative to staying in a corporate hotel. So near the sea front, quiet and peaceful. It was decorated to a high standard, larger than average shower with plenty of plugs in room, modern facilities with large screen TV and fast internet. Would love to stay again, on a short holiday break as it is an ideal cosy location. Really enjoyed it thank you.
