Rules or instructions regarding property use items: -No Smoking or vaping--$500 charge if smoking is witnessed or suspected. -No Pets--$500 Charge if evidence of pets of any kind on property. -No heating of the hot tub/spa, this is for guest safety--$500 charge if found that you did. -Swimming in pool or in the lake is at your own risk, NO diving! *property owners and property management company are not held liable for any injuries that occur.* -Ice Maker- do not use the ice maker to fill your ice chest. There are 2 vending ice machine stations in Kingsland. -Sprinklers water around 5 am -Pool is cleaned every Friday. -Lawn service comes on Thursday or Friday each week. -Garage to remain locked, family room closet to remain locked for supplies, one of the primary bedrooms upstairs (not pictured) to remain locked & pantry to remain locked--not for guest access at anytime. -Elevator is NOT for guest use -2 paddle boards will be available for guests use, no water crafts on property available for guests use but we do have parking options for if they bring your own. -Trash pick up is Wednesday VERY early in am. DO NOT leave any trash on the ground or in canisters without securing the lid. Coons and Foxes enjoy the lake and your party food as much as you do. -No life vest included with rental, please bring your own. -Baby play pin available. -Beach towels available. -Smart TVs -10 cup Coffee maker -Fully furnished/stocked kitchen with everything you could need -Fire extinguisher located under kitchen sink -Fire Escape ladder located in primary bedroom closet and kids bunk bedroom closet -Fish feeder is mounted on the boat dock and offers great fishing opportunities for large sized Bass and Catfish -Corn Hole boars and bean bags, yard Yahtzee, yard Jenga, ring toss available for guests use in downstairs bedroom, please return all games to their proper place where you found them upon final departure -2 paddle boards available for guests use, at your own risk -A wide variety of games can be found in the coffee table upstairs -Room for 20-25ft boat docking during your stay on the side and cleats in front and back to anchor to on boat dock -Boats van be rented from Splash Rentals -Private pool -Downstairs patio offers seating/dining options -Seating upstairs on top balcony of home -Patio lounge on top of boat deck has seating options with fire pit, large outdoor dining table, sun lounge chairs, and sun sofa -Waterfront Cabana has running water, mini fridge, gas grill, and seating area -Downstairs level of house has Traeger pit--please bring and provide your own pellets -Depth of lake, at normal level, off the dock gate is 9-10 ft - NO Diving! Swim at your own risk. -Pool 4.5 feet max-No Diving! Swim at your own risk -NO glass around pool area. -15 people max. -Fire Escape in Primary Bedroom to use with either of the windows in that room or the other bedrooms. -Great fishing under the fish feeder! -First Aid kit in half bath. -Yard tree light- turn on-off manually on large oak tree by sidewalk. -Cabana has a gas grill with sink & umbrella. -Trager pellet grill on lower level porch. No Open fires. -Outdoor seating for 20 people on deck -Guests will be charged for anything damaged during their stay. -Have fun, make memories, and please leave us a review for things you loved and areas we could improve! All parts of the home and downstairs apartment and bathroom are good for guests to use. Guests are not able to use the garage, the primary bedroom upstairs (not pictured) will be locked and is not available for guest use, closet in the living room to remain locked and not for guest access and same with the pantry in the kitchen. Guests are also not to touch or try to heat up the hot tub for guest safety, if the heater is touched for the spa/hot tub, guests will be charged with a $500 fine.
