PROPERTY DESCRIPTION

The bright and spacious living area, thanks to its numerous French windows, is divided into three large spaces:

- Comfortable lounge area with large smart TV
- Dining space for 6 people
- Large open and fully equipped kitchen, with a high table and direct access to the terrace

This space opens onto the outdoor area including:

- Terrace with dining table and barbecue
- Large pool, terrace, and garden
- Jacuzzi
- Petanque court
- On the same floor, a bedroom with queen-size bed (160cm), ample closet space, and a small ensuite shower room. (No air conditioning here, but the room is minimally exposed to direct sunlight, remaining cool even in summer!)
- Independent toilet completes the space on this level.

First Floor:

- The first bedroom offers a queen-size bed (160cm), closet, flat-screen TV, and access to a balcony with a lovely view of the pool and hills.
- The second bedroom features two separate and extendable beds, along with a closet.
- Finally, a bathroom with toilet completes this first floor.

WHAT’S IN THE NEIGHBORHOOD

For shopping, you have various options nearby:

- La Roquette-sur-Siagne village, a 7-minute drive
- Pégomas area, an 8-minute drive
- Cannes-La-Bocca, a 9-minute drive

For sightseeing:

- Reach Cannes, its Palais des Festivals, ice cream parlors, and sandy beaches in under 20 minutes.
- Visit the perfumeries of Grasse and shop at the Place du Jeu de Ballon in the old town, also within 20 minutes.
- Explore the hinterland by visiting the villages of Biot or Valbonne (20 to 30 minutes), getting lost in their winding streets, enjoying a Grand Marnier crêpe at the creperie in Biot's old village, or indulging in a cultural experience at the glassblowers' workshop.
