Absolutely NO SMOKING inside home or within 5 ft of any doors/windows. NO PARTIES and no more than 10 guests at this property without prior approval. This includes guests under the reservation, children, and daytime visitors. Extra visitors and small gatherings are allowed for an extra charge. Please ask for more information.

CLEANLINESS - We are committed to providing a clean and comfortable home for every guest. The home is well-maintained and cleaned to a high standard throughout. Pool levels are checked weekly and hot tub water is drained and refilled frequently.

GUEST ACCESS:
Guests have access to everything except garage and host suite.

Note* Garage and host suite (area above garage) is off limits. It is separated with a double wall from the rest of the house. Host Suite does not conflict at all with the main part of the house and has its own separate entrance/exit.

The host lives in the host suite onsite located above the garage. Should you have any questions, concerns or emergent needs to better enjoy your stay the host will be on site or can be reached by phone or text.


HOUSE RULES:
- Absolutely NO smoking indoors! Any smoking will result in a $1000 charge.

- No unauthorized events/gatherings/parties

- 10 GUEST MAX. No unauthorized guests on property. Guest count is monitored by ring doorbell camera. Please ask for special event pricing for extra guests/visitors.

- No pets allowed

- No Commercial use without permission

- Please respect neighbors; Quiet times from 10 pm on weekdays and 12 am weekends.

- All reservations required to sign a separate Rental Agreement from Peachtree Leisure Homestays (please check for link in messages after booking)

SECURITY DEPOSIT :
In order to provide every guest with a clean undamaged home and the best possible experience, all bookings require a $300 security deposit hold. This is not a charge and only a hold on your card. Things that will result in partial/total loss of security deposit:
- Any kind of smoking inside of the house (smoke detectors are installed)
- Damage to the property beyond normal wear and tear
- Excessive cleaning required after check-out
- Unauthorized gatherings/parties
- Breaking max guest rule
