Mold in shower. Carpets not hoovered. Bed base had previously collapsed and been filled with pillows and blankets. Probably the worst hotel room I’ve ever stayed in. Poor nights sleep in a very grubby run down building. Needs money spent soon. Cobwebs in dining room at breakfast,which incidentally was average at best for 7 quid.

Firstly I’d like to say I wasn’t informed of a shared bathroom which was dirty by the way, we had 1 room with 3 single beds the beds were comfy and the white linen in bed were clean. There wasn’t a bed side cabinet between each bed so I really didn’t have anywhere to put my glasses and jewellery when took them off at night. There was a smell when you walked in,though the window was open,the window latch was broken so there was a chill coming in through it at night,the drawers that had tea/coffee things on was dirty behind it like it hadn’t been clean/ vacuumed for some time. The room was long but not wide enough for storage of our luggage, the tv on wall facing the door as you walked in was small so even if we did want to watch it the person in the end bed wouldn’t be able to see it. It needed to be a bigger screen and in middle of wall. The walls need a paint a neutral look would be much nicer.

Overall Cleanliness????
Bed comfy and bed linen clean. Tea and coffee making facilities in the room. Room badly needs a lick of paint and a good deep clean. Showers aren't being properly cleaned - only once over many years do I recall getting an acceptable clean shower. A little extra care and attention and this could be a really nice place to stay.

Convenient, great service, shame about room
Plus points, Very easy for Headingley Stadium, Free plentyful parking. Breakfast was fine and great value at £5. Staff were pleasent and accomodating allowing usto check in at 11:30 which was much appreciated On the Downside our room was vile, grotty, crammed dark and dirty, genuinely the worst room i have stayed in in 20 years of being on the road as a sales rep, we can live with tired but not dirty, i dont think the 2 small windows have been cleaaned for years, you could harld see out of them. The communal bathrooom was also horrid, my partner refused to shower and waited until we got home, there wereother customers pubes in the shower mould all over it, poo stains in the toilet pan that were still there the next morning and generally reminisant of camping holiday toilet blocks growing up in the 80s. it is such a shame because if the rooms and bathrooms were tidied up and deep cleaned this could easily be an 8 or 9/10 hotel for sure. Would expected better £95 for B&B in this area. Sorry, i can't be more positive and hope the owners take our comments on board, with work requirements i could easily stay here 10 to 20 times a year but not whilst rooms are as bad as they are.

Nightmare
The hotel from the outside was not appealing at all ,check in was straight forward, onto the room which was absolutely appalling, bathroom was stinking with ripped vinyl, cobwebs in every corner , dusty ledges above beds. Myself and my wife stayed approximately 10 minutes, during those ten minutes we where looking for another hotel. We then checked out and rebooked another hotel in Leeds at our own cost. Naturally we did not expect this extra expense and this have left us totally out of pocket. We have photographs of our 10 minute stay. We also feel that Hotels.com should remove this unsightly so called hotel from your site, we wil be contacting trading standards. Ps by no means are we snobs, any person would expect better than this hotel.!

You told me the room had a shower or a bathtub,it was in fact a shared bathroom, that didn't have hot water,I expect compensation for a terrible stay.

Extremely tired.old fashioned.cracked floor tiles in bathrooms nearly took skin off feet. Broken light fittings. Mould around ancient bath..needs some TLC

Cricket 🏏 trip
Staff were friendly and helpful, breakfast was very good, free off road parking was a bonus, Clean bedding and towels, local to both Headingley cricket and Rugby stadiums and would be more than happy to stay there again 😀

Cheap but I guess you get what you pay for - off road parking was easy and obviously free - rooms were just about functional for one night but next time I would revert to norm and pay a bit more and stay in the center - the photo makes the hotel "quaint" when really all it is is a bit tired

Not what we expected but clean and convenient
Our stay was not what we expected to find for the price we paid. There was a communal bathroom and toilet down the hall way, the decor was dated and the rooms smelt like smoke when we got back at the end of the night. On the positives, location is superb, car parking available, quiet even though it was a busy road and the bedding & rooms were clean, extra plus the dog was happy and stress free

Value for money when you compare the hotel to other locations. Sure, the hotel is a little run down but that is reflected in the cost. The hotel staff were very helpful and friendly. I very much enjoyed my stay with this hotel. I would recommend the breakfast as it was delicious. I would most definitely book again if I were visiting the Leeds area.

My room could do with a redesign, as the decor was mismatched, but everything was clean and everything worked, so I can't really complain. . It is currently having a refurb, apparently, so I'm sure it'll look better soon.

Do I hate you BUTLER'S?
Food and room were good for the price. Exterior and some of the interior, is in need of some cosmetic work. Remember the first thing a guest sees is the outside; if that's not good, it automatically creates a worry about the rest of the hotel. Spend a few quid to tidy the place up; I'm sure it will create more bookings.

The whole building is a mess, Our room was dark, dank, smelled of damp, had mould on the ceiling, very poor quality bedding, furniture was old and stained - the kettle lead did not reach the socket, so the kettle had to sit on the floor. The bathroom suite was ancient and brown, cracked tiles, holes in the floor and bath panel, dirty ceilings and chipped skirting boards. Have never been inside a more grotty 'hotel'. The place was a joke - £85?? We got a refund and left.

Charmingly old school B&b
A little rough around the edges but with a real faded glory charm. Nice to stay in a budget hotel that didn't feel like an impersonal isolation chamber. The staff were friendly and helpful and the room was comfy, with an undertone of Nan's living room. Would be perfect for stadium. We could even see a sliver of pitch from our room
