House Rules
1. Government-Issued ID
A government-issued ID will be required to confirm the reservation.

2. Smoking, Drugs & Vaping
Smoking, drugs, or vape use is not allowed inside or outside the property. A $500 fee will be applied if any evidence is present.

3. Maximum Overnight Guests
Overnight guests exceeding 6 people are not allowed. Violation will result in a $50 charge per person, per night.

4. Parties & Events
Parties, events, birthdays, bachelor/bachelorette stays are not allowed in the unit, including loud music. Any noise complaints from our neighbors will result in cancellation without refund plus a $1,000 fine. Quiet hours are from 9 PM to 7 AM.

5. Furniture
No moving or rearranging of the furniture.

6. Sheets & Towels / Excessive Mess
Charges apply for stained or damaged sheets and towels. If an excessive mess is found after your stay, additional fees will apply on top of the standard cleaning fee.

7. Security Camera & Wi-Fi Equipment
The security camera must not be blocked or disconnected. No tampering with the Wi-Fi equipment is allowed.

8. Property & Furnishings
Guests are expected to keep the property and all furnishings in good condition.

9. Cleanliness
Guests are also required to maintain a reasonable level of cleanliness and tidiness throughout the home.

10. Toilet & Plumbing
Flush toilet paper only; no “flushable wipes,” paper towels, feminine items, etc. If the main line becomes clogged due to items flushed by the guest, you will be charged $600 for a plumber to snake the main line.

11. Open Flames & Candles
No open flames or candles indoors.

12. Report Damages
Report any damages immediately to your host.

13. Rule Violations
We reserve the right to file a report and claim to Airbnb if any of these rules are broken.

14. Guest Responsibility
Guests are responsible for any damage, loss, injury, or additional costs resulting from their actions, negligence, misuse of the property, or failure to follow house rules and safety instructions.

15. Trash & Waste
Please dispose of all trash properly. Do not leave or throw trash, food, cigarette butts, or other waste in the backyard, yard, or anywhere on the property. Additional cleaning or removal fees may apply if trash is left behind.

16. Outdoor Patio & Natural Debris
The patio and outdoor areas are cleaned before each guest’s arrival. Because the property is located in a natural, wooded area near the mountains, changing weather, wind, rain, leaves, pollen, and other natural debris may cause the patio to become covered again shortly after cleaning. This is a normal condition of the outdoor environment and does not mean the patio was not properly cleaned.

17. Pets
Pets are allowed at the property. A $50 pet fee per pet, per stay applies.

18. Early Check-In & Late Check-Out
Early check-in: $50 fee, subject to availability.
Late check-out: $50 fee, subject to availability.

The property has a hot tub, but it is currently not available for use because it is not working. As this is a new listing, we are currently offering a special introductory price that reflects the hot tub being unavailable.
