We are a home and would love our guests also to feel the same. We are committed to providing every guest with a clean, comfortable, and enjoyable stay. These house rules are intended to protect both our guests and our home while ensuring a pleasant experience for everyone. Thank you for taking a few minutes to read them before your stay.

1. Registered Guests & Occupancy

The maximum occupancy for this home is 10 guests (including adults and children) in accordance with local regulations.
All overnight guests must be included in the reservation before check-in.
Unregistered overnight guests are not permitted. Violation of this rule may result in termination of the reservation without refund.

2. Visitors

We understand you may have local family or friends stop by during your stay. If you plan to have visitors, please let us know in advance so we are aware. Visitors must respect all house rules, and parties or large gatherings are not permitted.

3. Quiet Hours

Our home is located in a quiet, family-friendly neighborhood.
In accordance with the Town of Little Elm's quiet hours, please keep noise to a minimum between 10:00 PM and 8:00 AM, especially outdoors.

Parties, loud music, or disturbances that affect our neighbors are not permitted and may result in immediate termination of your stay.

4. Smoking Policy

This is a 100% smoke-free home, including cigarettes, cigars, vaping devices, and e-cigarettes.
If smoke odor is detected inside the home, a $300 deodorizing fee will be charged.

5. Air Conditioning

To help keep the home comfortable during the Texas summer while protecting the HVAC system:

The thermostat is programmed within a comfortable operating range (72 degrees).
Please keep all exterior doors, windows, and blackout curtains closed while the air conditioning is running.
Avoid leaving doors or windows open for extended periods, as this reduces cooling efficiency and may damage the system.

6. Furniture & Restricted Areas

Please do not move furniture or any item from its original location.

2 cabinet and 1 walk-in closets are not included with the rental and will remain locked during your stay.

7. Safety & Security

For the safety of our guests, the property, and the neighborhood, exterior security cameras are located at the front door, garage area and backyard.

These cameras:
Face only public exterior areas
Do not monitor any interior living spaces
Are used for guest safety, occupancy verification, and property security

Please do not disconnect, unplug, cover, disable, tamper with, or alter the operation of the internet equipment, exterior security cameras, smart locks, thermostat, Wi-Fi devices, or any other smart home equipment. Any intentional interference with these systems is considered a violation of the house rules and may result in immediate termination of the reservation without refund, along with any applicable charges for damages or service calls.

8. Upon Arrival

We take great pride in providing a clean and comfortable home.

Please inspect the property shortly after check-in. If you notice anything that needs attention—such as cleanliness concerns, missing supplies, or maintenance issues—please notify us as soon as possible. We will make every reasonable effort to resolve the issue promptly.

9. Maintenance Access

While we strive to avoid interruptions during your stay, we reserve the right to enter the property during reasonable hours if emergency repairs or essential maintenance become necessary. Whenever possible, advance notice will be provided.

10. Personal Belongings

Please double-check the home before departure.
We are not responsible for personal belongings left behind. If an item is found, we are happy to arrange its return, with shipping costs paid by the guest.

11. Pet Policy

We are happy to welcome one well-behaved pet during your stay. To help us maintain a clean and comfortable home for all guests, we kindly ask that you observe the following:

Pets are not permitted on beds, sofas, chairs, or any other furniture.
Please bring your pet's own bed or blanket so they have a comfortable place to rest.
Pets should not be left unattended in the home unless they are safely crated.
Guests are responsible for cleaning up after their pets, both inside and outside the property.
Any excessive pet hair, stains, odors, or damage caused by pets may result in additional cleaning or repair charges.

12. Guest Responsibility

The person making the reservation is responsible for ensuring that everyone in their group follows these house rules.

If accidental damage occurs, please notify us promptly. We understand accidents happen and greatly appreciate honest communication so we can resolve issues quickly.

13. Liability

Guests assume responsibility for their own safety and personal belongings during their stay. The host is not responsible for accidents, injuries, illnesses, or loss of personal property that may occur during the reservation.

14. Refunds & Violations

There will be no refunds after 1 hour of checking-in
Any violation of the house rules will result in immediate cancellation of the reservation and removal from the property with no refund.
