-We run a private business separate from the building. We are required to inform guests that building staff have no affiliation with this reservation. All communication must be with our team that has booked you. This is to ensure you have a positive experience without any issues. 

-We have many units on and off air bnb across LA and FL and our priority is customer satisfaction. 

-This property has the following beds: 1 King, 2 Full, 1 sofa bed= 4 beds total. 

-Each bedroom is equipped with a noise cancelling device to drown out any outside noises for restful sleep. 

-Guests not allowed to enter building without host present for check in only. Once checked in you can come in and out of building as you wish. Address listed is key pickup/host meetup location. 

-Absolutely no parties allowed otherwise reservation will be cancelled without any refund + $500 fine. No smoking allowed. Smoking will incur a $500 fee. 

-Sometimes last minute bookings may require 1-4 hour lead time for preparation and check in, contact us for more info. 

-Late check in fee- 10pm-12am= $75 12am onwards-= $125 

-All guests must specify the number of people staying in unit for reservation. Any excess people over the stated amount on reservation will be charged $150/person/night. There will be no charge as long as you state exact number of people at time of booking. 

-Parking $20 per day per car. Parking is on site. 

-IMPORTANT: Please specify your time of arrival. If an arrival time is given and there is no communication about being late there will be a waiting fee past 60 minutes. Waiting fee is $25 for every 30 minutes late. Fee will not be charged as long as there is communication to host about being late, the host must be notified more than 90 minutes prior to scheduled arrival time. For example: guest originally tells host they will arrive at 4pm. If guest arrival time has changed to 5pm, host must be notified no later than 90 minutes prior to 4pm which is 2:30pm. (WE HAVE A SET SCHEDULE DAILY FOR CHECKINS, PLEASE NOTIFY HOST OF YOUR CHECK IN TIME TO AVOID CHECK IN DELAYS)
