I feel they were unethical in their charges. I knowingly booked a room for 2 nights on graduation weekend, and paid over $300 a night. That's on me. Come to find out, the hotel was charging other customers $85 for the second night, found on Expedia site. They had no legal obligation to to lower the price, but I would have cut someone a little slack, if I were in that situation. I just considered the source, as it did smell like southern Asia food everywhere.

Hotel was clean, staff friendly, but the property is dated. Would have got a higher rating, but this was a busy weekend and the room rates were very high (all hotels were high to be fair)

The rooms were very nice. The rest of the property was ok. It was in a good area and easy to get to, convenient to restaurants and the airport.

The info for the hotel was wrong. Said they were pet friendly... ONLY Friendly is the pet under 20#. Had to find another hotel at 1:30 in morning. .Not impressed at all.

Not bad for the price, convenient to the main expressway in Lubbock and to the Texas Tech campus. Large trailer rental site right behind the hotel. Room was fine, clean and tidy. Staff was friendly and there is an adequate breakfast bar available.

Guesthouse Inn was a fantastic place to stay, quiet, neat and tidy, fantastic service, free breakfast, excellent pricing / value for money, great recommendations from the staff on dining options - just excellent all round.

The hotel was good easy parking free and the Roma were super clean they do try their best! The check in was easy and fast they had free parking and relatively eating out was close by. Very quiet and felt safe

Outside area was dirty. Trash cans full of beer bottles . I think they are also going under renovation so a lot of old carpeting/furniture in parking area, so making parking access limited. Rooms had patio chairs instead of office chairs, which had sharp corners my husband had his sweater snagged threading coming off. When he mentioned it to office staff they just looked at him with no response? Breakfast area was limited and much of a breakfast, more like grab and go. Waffle maker lacked the appropriate butter spray, so everyone’s waffle kept getting stuck. We had to keep asking staff for basic things. I also found it inappropriate that they had a whole table where they were folding their hotel linens in breakfast area. Usually, all hotels have a designated area for this. As we were drinking coffee we noticed several people having concerns with their stay?? There was only one person attending front office guest and breakfast. At the time of check out we had to wait about 15-20 minutes as they went to inspect room in order for me to get my $100 refund which they requested and charged my card at time of checking in.. I did declare my pet at time of checking in too, so I was aware of extra pet charges, which I’m use to. However, not used to the extra $100 charge immediately at time of checking in.. I have heard and I am used to being asked for card for incidentals. However, I have never had been charged for anything.. I won’t be staying there again.

The rooms were fairly clean although one had a strange smell to it. The garbage at the entrance was full and overflowing. The baseboard in one of our bathrooms was held up by thumbtacks. The towels smelled clean but we're very stained and I didn't want to use them. The breakfast was extremely limited and pretty horrible. No hot foods except a waffle maker, no eggs or breakfast meats and the juices were watered down.

Great price but now I know why. This property advertised breakfast included but they only had cereal and 1 bagel. The juice was warm. Totally unacceptable. The staff was also not friendly or helpful. The room was short on towels and they couldn't be bothered to bring any to us. There was as stench at the front desk and in the hall. Not sure if it was the staff or the facility but it was not good either way. Room was decent. Clearly recently renovated but also clearly done on the cheap. Will be crappy in 6 months. Definitely will not stay here again despite numerous future trips to Lubbock in the plans.

The place is nice and very clean. Feels safe also. I was only unhappy because of the $100 deposit for incidentals they make you pay at checkin. The refund process takes a few days.

The young man at the front desk was very polite and helpful. If you don’t mind hearing everything that goes on in the rooms next to you this is an ok place to stay. Breakfast is limited and if you get down close to closing time you may miss out as they start to put food up or do not replenish anything.

Very clean and staff were friendly and helpful. Rooms are a little dated and beds are full size so be aware (as stated in description). Breakfast is true continental with no hot foods except waffle maker. We would return if in a pinch.
