We came to Utah from Oklahoma to ride the Arapeen trail system with our RZR's. I chose this property as it offered plenty of room both in the house and outside for our small group. Parking was excellent for trailers and all of our RZR's. Manti is a good central location for riding the trails directly from the house, no trailering required. The owner did a great job restoring and adding on to the house. The old character of the house was maintained with the modern necessities added.
A few observations to take note of:
1. The master bedroom door from the front room is SHORT (maybe 5'6"). I'm 6'4" and hit my head twice on door frame not paying attention. This is no doubt part of the original historic house, so I get why it's that way, but none-the-less tall people need to pay attention or you will have a headache.
2. Two of the bedrooms are up stairs. The stairs are "antique" and small compared to modern stairs. Older people or anyone with physical disabilities could have issues getting up and down them. No issue for our group, just an FYI.
3. The upstairs bedroom with the most beds in it (5 I think) doesn't have AC in it. The other upstairs bedroom with 2 beds in it has a couple window AC units. The window AC units do great keeping that room cool, but you will need to keep both bedroom doors open to keep the other bedroom coolish. It was July and warm during our stay. A fan to help circulate air between rooms would help I think.
Overall a great place to stay. I would stay again and recommend it to anyone looking to ride the Arapeen trail system or visiting Manti.
