Interior
On the ground floor you will find three comfortable bedrooms and several modern bathrooms. Two bedrooms have French doors opening onto the garden, creating a pleasant connection with the outdoors. These rooms are slightly set into the ground, ensuring a naturally cool and comfortable temperature.
The first floor forms the heart of the home: a spacious open-plan living and dining area with a double-height ceiling and large French doors offering stunning views. The inviting living room with comfortable sofas and a wood-burning stove flows seamlessly into the dining area and the well-equipped kitchen, which also features a cozy seating area for your morning coffee. From this level, you have direct access to the terrace and the swimming pool.
On the second floor, there is a spacious mezzanine with two single beds, ideal for children or guests. Underfloor heating, modern amenities and a practical utility room ensure optimal comfort throughout your stay.

Exterior
From the terrace, a few steps lead down to the generous private swimming pool (10 x 5 m) with Roman steps. Surrounding the pool is a sunny terrace where you can enjoy the sunshine all day and the beautiful sunset in the evening.
The garden of 0.5 hectares is partly left in a natural state, creating an authentic and peaceful atmosphere. You will find several lovely spots to relax, as well as a built-in barbecue for long, enjoyable evenings outdoors. There is ample private parking on site. At the back of the house, a rural footpath leads you through fields to the village of Baladou.

In the immediate area, you can enjoy walking, cycling or canoeing on the Dordogne River (just 5 km away). Famous attractions such as Rocamadour (21 km), the impressive Gouffre de Padirac (28 km) and the historic town of Sarlat-la-Canéda are all within easy reach.
