• A signed rental agreement is required after booking.
• A $500 security deposit hold is required prior to check-in and will be released after departure, provided there is no damage or violation of house rules.
• Maximum of 2 dogs (2+ years old).
• $250 pet fee per pet.
• Breed restrictions apply.
• No parties, events, or large gatherings.
• No smoking or vaping inside the home.
• Only registered guests are permitted on the property.
• HOA quiet hours are strictly enforced from 10 PM to 7 AM.
• Travel insurance is highly recommended to protect your trip investment.
WELCOME TO MASSANUTTEN!
This home is part of the Massanutten Property Owners Association (MPOA) and is governed by its rules and regulations, as well as federal and state laws and local ordinances. There are short-term rentals in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, or owners of second homes enjoying their retreat. Please respect their privacy and property rights, along with those of other guests in our private residential community.
NOISE
Noise that is unreasonable in the judgement of MPOA or its designated agent is prohibited at any time. Quiet Hours are between 10PM and 7AM.
PARKING
All tires must be off the roadway. Do not block fire hydrants! Our private neighborhood roads are “highways” for law enforcement purposes per Rockingham County ordinance.
Do not park adjacent to any other homes or lots unless this home’s owner or property manager has told you he/she has explicit permission for you to do so.
Parking rules violators may be subject to having their vehicles towed.
If you cannot park all your vehicles on this property or on the adjoining shoulder of the road, overflow parking is available at the MPOA Owners’ Swimming Pool parking lot at 4007 Peak Drive.
NOTE: Buses, campers, and RV’s may not be parked at houses or along neighborhood roads. With prior MPOA approval, they may be parked in the overflow lot during your stay.
NO OPEN FIRES
You are in an area that is at risk for wildfire! Never leave any outdoor fire unattended.
ALCOHOL
Open containers of alcohol are prohibited on any road or common area.
PETS
Pets are not allowed to run at large. They must be leashed at all times when off this property.
Pet owners are required to clean up after their pets.
TRASH
DO NOT place trash anywhere outside the house, including on screened porches. It will attract wildlife that could endanger you and damage the property.

* We have an additional Guest Agreement separate from the booking platform. By booking this home, you agree to this process. The Guest Agreement is a legal document from our law firm that details the rules and policies for staying here.
* After you book, you'll receive a message with a link to the Renter's Agreement. Please read it carefully and sign it to complete your booking. Signing this agreement is required for your stay in our home.
* A $500 security hold is required prior to arrival and will be processed through our secure property management system. This is a temporary authorization (not a charge), placed 2 days before check-in and released within 7 days after departure, provided no damage is reported.
* Unexpected circumstances can arise - we HIGHLY recommend purchasing traveler's insurance.
* Please note that we permit a maximum of 2 dogs on this property, preferably aged 2 years and above. Also, there is a pet fee of $250. Our insurance does have breed restrictions. Please reach out for breed approval.
