Welcome to Magnolia Manor, a fully renovated 8BR designer home in Massanutten that sleeps 20 in real beds (no bunks!), 7 of them kings. Inside: a two-story great room, a poker room with karaoke, and a game room with pool, foosball, arcade and a wet bar. Outside: hot tub, barrel sauna, putting green, and a covered deck with a table for 18 under string lights. About 5 minutes to the slopes and the waterpark, with parking for 9 on a flat driveway. Magnolia Manor is in the heart of Massanutten, with tons to do for all ages! Enjoy skiing, the year-round waterpark, the new mountain coaster, mini golf, go-karts, spa, dining, and much more. The Swift Run Gap entrance to Shenandoah National Park is 20 minutes away with some of the best hiking on the east coast. JMU and everything else in Harrisonburg is 25 minutes away, and there are plenty of breweries, wineries and restaurants within 20 minutes of the house.

The house was renovated top to bottom and designed floor by floor: softer blues and greys upstairs, rich greens and blues on the main level, and darker, dramatic tones in the lower-level entertainment space. There's room for the whole group to gather and plenty of corners to slip away to. The house is laid out as follows:

MAIN LEVEL

• Great room: two-story ceiling with clerestory windows, a linear electric fireplace, a large smart TV and an oversized leather sectional, overlooked by the upstairs loft

• Kitchen: massive island with seating for 6, gas range, wall oven, wood range hood, and a coffee station with both drip and Keurig machines

• Dining room: an 8 seat table under a statement chandelier, just off the kitchen

• Bedroom 1 (primary): king bed, TV, walk-in closet with a window seat, and an en-suite bath with double vanity and a tiled walk-in shower

• Bedroom 2: king bed, TV and a reclaimed-wood accent wall

• Bedroom 3: two queen beds, TV and a forest mural wall

• Bedroom 4: queen bed, with the house's washer and dryer inside the room

• Full hall bath with tub/shower combo

• Main deck (covered): a dining table with seating for 18, an outdoor sofa and wicker chairs, ceiling fans and string lights, all looking out into the trees

UPPER LEVEL

• Loft lounge overlooking the great room: velvet swivel chairs, a record player with a vinyl collection, a writing desk and a bar ledge with stools

• Bedroom 5: king bed, crystal chandelier and a misty forest mural wall

• Bedroom 6: king bed, TV and deep blue walls

• Full bath with double vanity and tub/shower combo

LOWER LEVEL

• Game room: pool table, foosball, two classic arcade cabinets, a big sectional with a TV, and a wet bar with sink and beverage fridge

• Poker room: full-size poker table with chips, a karaoke machine, a bar ledge with stools and a TV

• Home gym: Peleton bike, weight bench, dumbbells, yoga mats and a TV

• Bedroom 7: two king beds, TV, and French doors out to the patio

• Bedroom 8: king bed and TV

• Full bath with double vanity and tub/shower combo

• Covered patio: private hot tub, a fire table with lounge rockers, an outdoor TV, high-top seating and a gas grill. Just beyond the patio is the barrel sauna and 3 hole putting green

Other things to note:

The driveway is flat and fits 9 vehicles, so no 4WD worries in winter. Overflow parking is available at Massanutten if needed.

There are 4 full bathrooms. The primary suite has its own; the other bedrooms share one full bath on each level.

The washer and dryer are inside Bedroom 4 on the main level. Guests in that room should expect others to come in for laundry, so plan around it.

EV charging is available in the driveway (Tesla Universal Wall Connector, which works with Teslas and J1772 cars).

Magnolia Manor is pet friendly! We allow up to 4 dogs with a $200 pet fee (total, not per pet or per night).

Massanutten offers a year-round indoor/outdoor waterpark, a mountain coaster (the only one in the state), hiking, skiing, snowboarding, tubing, swimming, dining, spa, ropes course / zip line, golfing, go carts, mini golf, and much more.

Wifi covers the whole house with mesh extenders on every floor. Roku smart TVs are in the great room, poke room, lower patio, game room, and most bedrooms, where you can sign in to whatever streaming services you subscribe to.

The fireplace is electric, with a remote.

We provide a coffee station with drip and Keurig machines, plus a stocked kitchen with a blender, crock pot and serving platters for big group meals.

Guests can enjoy community pool access in the summer season for $8-10 per person, per day

Linens and towels provided.

Pack n play, high chair, kid dishes/utensils and bathroom step stools provided.

We do require a separate rental agreement, which we will send a link to e-sign after you book. There are no additional fees beyond those listed here.

WELCOME TO MASSANUTTEN!

This home is in a private residential neighborhood and is part of the Massanutten Property Owners Association (MPOA), governed by its rules and regulations. There are rental homes in all MPOA neighborhoods, but people also live here. Your nearby neighbors may be full-time residents, including families with children, retirees, second-home owners and other guests
enjoying their retreat.

NOISE
• Quiet hours: 10:00 PM - 7:00 AM.
• Keep noise indoors during these hours.
• No excessive noise at any time, as judged by MPOA or its assigned agents.

PARKING
• Keep all tires off the road.
• Don't block fire hydrants or park in front of another property without written approval
from your host.
• Park only in designated areas or overflow lot (4007 Peak Dr., Massanutten, VA 22840)
• No buses, campers, or RVs to be parked at homes or on roads. Overflow lot is
available with written approval from your host.


OUTDOOR FIRES
• High wildfire risk area!
• No open fires.
• No unattended fires.
• No firepit use during quiet hours (10:00 PM - 7:00 AM).
• Firepits and grills may be restricted during local emergency
conditions, check MassanuttenVillage(dot)com or electronic sign at
entrance for updates.

ALCOHOL
No open containers on roads or in common areas.

PETS
• Leash always required when outside.
• Clean up after your pets.

TRASH
• Do not place garbage/trash outside, including screened-in porches, decks or
carports. Trash attracts wildlife, which could endanger you and damage the property.
