The Best Waterfalls Right Outside Your Door!

If you want to be close to everything and walk to waterfalls, this house for you! The FLX Waterfall House, a dog-friendly, fully renovated lake-town bungalow on the edge of Watkins Glen. Enjoy 2 comfortable bedrooms (king beds) with a firepit & outdoor grill for a perfect mix of indoor comfort and outdoor beauty. Walk to Shequaga Falls, relax by Aunt Sarah’s Falls (it's literally at the edge of the property), all while being just minutes from Watkins Glen State Park, wineries, and The Glen!

While we do not live on or near the property, we will be available via phone and text during your stay. We also have a property manager that lives locally who can assist at any time.

❤️ Why we love it here? It's convenient to everything yet still private and set amongst the trees. It's situated on 6 acres at the edge of both Montour Falls (cute, quaint town with a great coffee shop, library, pizza joint, brewery and tavern) and Watkins Glen (the heart of southern Seneca Lake with lots of restaurant options, a wine bar, and your basecamp to get on the water), you can get to both towns within minutes.

Coming for the waterfalls? There are 22 waterfalls within 3 miles of the FLX Waterfall House. It's only 3 miles to the base of Seneca Lake and 5 miles to your first winery. Heading to the track? Watkins Glen International is only 5 miles away too!

Best of all, upon booking, we will provide you with an interactive (great for accessing via your cell phone) guidebook that lists out everything you need to know about the home and the region as well as our TOP 10 places to eat, drink, play and explore! We lived here and vacation here too! We give you all of the local tips and our past guests have loved it!

Guest will have sole access to the property during their stay and will access the home through a keypad on the door.



You will need a car to get around. There are private drivers who will drive your car (Main Street Drivers) and limo and party bus companies for private winery tours. Uber/Lyft are not reliable at this time and we do not recommend relying on them. See our House Manual for more details.

THINGS TO NOTE:

-Bringing your RV, trailer, boat or extra cars? Inquire within for extra parking space for large items.

-The Waterfall House is on, but set back, from Route 14, a main route heading into Watkins Glen, so there will be road noise. We find the house to be well insulated and fairly quiet inside, despite the cars going by. If you would prefer very little to no road noise, we recommend our 6 other rentals that are in the farmlands, outside of town.

-Aunt Sarah's Falls flows the best during the spring and early summer months and has stunning frozen waters during the winter months. Mother Nature dictates her flow, not us (although we wish we could), so she may only be at a trickle at times. We cannot guarantee the water will be flowing during your stay! Viewing and entering the Falls is at your own risk. By booking with us, you agree & confirm we are not liable for any injuries or accidents.

-Our home is a non-smoking inside the home, no parties rental. No smoking includes, but is not limited to: cannabis, vaping, cigarettes and cigars. By booking our home, you agree to these terms and conditions and those outlined in our house manual. Any violation of these may result in a minimum of $250 house violation fee.

-Traveling with your dog? No problem! We welcome you and your furry companion to the Finger Lakes! We think dogs make great traveling companions, so we’re ready to welcome your pooch to stay with you during your stay. We do not have any breed restrictions or a weight limit; we are big dog lovers ourselves, but we do have a 2-dog maximum and only allow dogs. With every pup stay, we donate 10% of your pet fee to our local humane society. In the home, we are happy to provide: 2 Dog Bowls (one for water, one for food), Doggie Treats, Disposable Poop Bags, Pooper Scooper (outside), wipes for muddy paws, a pup lint roller and a Doggie Blanket.
