Welcome to Bluffside Retreat!



Thank you for choosing our luxury White River cabin. We want every guest to enjoy a safe, relaxing, and memorable stay. Please review these house rules before your arrival. Following these guidelines helps us maintain the property and ensures every guest enjoys the same exceptional experience.



🏡 General House Rules



• No parties, events, weddings, or large gatherings are permitted.



• Please respect our neighbors by keeping outdoor noise to a minimum after 10:00 PM.



• No smoking or vaping is allowed anywhere inside the cabin. Smoking is permitted outdoors only. Please dispose of cigarette butts properly.



• No pets are allowed on the property.



• Please do not move indoor or outdoor furniture.



• Please treat the cabin and all furnishings with the same care you would your own home.



♨️ Hot Tub Rules



The hot tub is professionally maintained for your enjoyment. Please help us keep it clean and safe for every guest.



Before Entering



• Shower before using the hot tub.



• Do not use lotions, oils, sunscreen, soaps, bubble bath, bath salts, or bath bombs before entering.



• Do not use the hot tub if you have open wounds or a contagious illness.



While Using the Hot Tub



• Use the hot tub entirely at your own risk.



• Maximum occupancy: 6 guests.



• Children must always be supervised by an adult.



• No glass containers in or around the hot tub.



• No food or beverages in the water.



• No diving, jumping, rough play, or standing on the seats.



• Limit each session to 15–30 minutes.



• Do not use the hot tub while under the influence of alcohol or drugs.



After Use



• Turn off the jets if they are still running.



• Close and securely latch the hot tub cover.



• Leave the area clean for the next guest.



Hot Tub Cleaning & Damage Fees



A $150 excessive cleaning fee may be charged if the hot tub requires draining, refilling, or additional cleaning due to lotions, oils, soaps, food, drinks, or unauthorized products.



Guests are responsible for any damage to the hot tub, cover, controls, or accessories during their stay.



🚣 Complimentary Kayaks



Kayaks are provided for your enjoyment.



• Use the kayaks entirely at your own risk.



• Life jackets are strongly recommended.



• Please return each kayak to the exact location where it was stored before checkout.



• A $100 relocation fee per kayak will be charged if a kayak is not returned to its designated storage location.



• Guests are responsible for any loss or damage to the kayaks or accessories during their stay.



🔥 BBQ & Outdoor Cooking



Two outdoor grills are available for your enjoyment:



• Pit Boss Pellet Grill & Smoker



• Custom-Built Charcoal BBQ Grill



Please remember:



• Bring your own wood pellets for the Pit Boss grill.



• Bring your own charcoal for the charcoal grill.



• Clean the grill after each use.



• Allow the grill to cool completely before replacing the cover.



• Cover the grill after it has been cleaned.



• Never leave the grill unattended while in use.



🚗 Parking



• Park only in designated parking areas.



• No vehicles are permitted to drive down to the riverbank.



• Please do not block neighboring driveways or access roads.



🌿 Property Maintenance



Our lawn and landscaping are maintained by a professional service.



• Yard maintenance may occur during your stay on any day of the week.



• Maintenance personnel are authorized to access the exterior of the property.



• Guests may not request that scheduled maintenance be postponed.



📹 Exterior Security Cameras



For the safety of our guests and protection of the property, exterior security cameras are installed.



• Front Door: Eufy Video Doorbell Camera



• Basement Entry: Eufy Video Doorbell Camera



• Backyard/River Access: Exterior security camera monitoring the backyard, deck stairs, walkway, and river access.



There are absolutely NO cameras inside the cabin or in private outdoor areas, including the hot tub.

Before leaving, please help us prepare for our next guests by:



✔ Setting the A/C temperature to 74°F



✔ Washing used dishes or starting the dishwasher



✔ Cleaning and covering the grill if it was used



✔ Returning all kayaks to their designated storage location



✔ Closing and securing the hot tub cover



✔ Bagging all trash and placing it in the designated outdoor bins



✔ Locking all doors and windows



✔ Turning off lights, TVs, and small appliances



✔ Double-checking that you have all of your personal belongings

The legendary White River is just minutes away and is considered one of the finest trout fishing destinations in the country. Bring your own boat and launch from the nearby public boat ramp (less than a minute away), or book one of the area's experienced fishing guides who can pick you up directly from the riverbank.



🚣 Kayaking & Floating



Spend a relaxing day kayaking or canoeing on the crystal-clear White River or nearby Sylamore Creek. Several outfitters offer kayak, canoe, and shuttle rentals within a short drive.



🏞️ Blanchard Springs Caverns



One of Arkansas' most spectacular natural attractions, Blanchard Springs Caverns offers guided tours through breathtaking underground formations. While you're there, visit Mirror Lake, Blanchard Springs Recreation Area, and the nearby waterfalls.
